Calgary Homes at 3,000 Square Feet and Up
Three thousand square feet above grade is a small, specific market in Calgary. The buyers are executives and business owners, families relocating from markets where this size is ordinary and Calgary's pricing is a relief, and multigenerational households that need two complete living zones under one roof.
What This Size Costs in Calgary
Across the 177 active Calgary listings at 3,000 square feet or larger on 16 September 2026, the median asking price was $2,100,000 and the median asking price per square foot was $617. The middle half of those listings sat between $1,598,800 and $2,895,000, and between $480 and $806 per square foot. Asking prices ran from $695,000 to $10,750,000.
Narrowing to the 3,000–3,499 sq ft slice — the 110 listings in that range and no larger — the median asking price was $1,794,500, the median size 3,168 sq ft, and the median asking price per square foot $562. That is the tighter answer to “what does a 3,000 sq ft home cost in Calgary”, because it strips out the much larger homes that the 3,000-and-up filter also returns.

Price Per Square Foot Across the Size Ladder
Square footage is not priced evenly in Calgary. Between roughly 700 and 2,250 square feet the median asking price per square foot barely moves — it sits in the high $300s across every one of those bands. Above 2,250 it climbs steeply, because at that size you are paying for lot, location, view and finish rather than for floor area. That is the single most useful thing to understand before you decide whether to buy more space.

What Homes at This Size Actually Are
This size is almost entirely detached — estate homes in the west and southwest, ravine and escarpment properties, and large new infills on inner-city lots. A handful of full-floor and penthouse apartments also clear 3,000 sq ft, and they are among the most expensive condos in the city.
Of the 177 active listings at 3,000 square feet and above, 93% were detached houses. The rest broke down as Apartment 4%, Row/Townhouse 1%, Full Duplex 1%.
Where to Find Them in Calgary
The communities with the most active listings at this size on 16 September 2026 were Aspen Woods (15); Springbank Hill (13); Saddle Ridge (7); Lakeview (5); Hounsfield Heights/Briar Hill (5); Pump Hill (5). Inventory at a given size moves with new-phase releases in the newer communities and with turnover in the established ones, so this is a place to start a search, not a fixed ranking.
Buying at This Size — What We Tell Clients
Price per square foot climbs sharply here rather than flattening, because at this size you are buying land, view and finish as much as floor area. Budget for the carrying cost too: property tax, insurance and utilities on a 3,500 sq ft estate home are a different order from a 2,000 sq ft suburban two-storey.
