The community broke ground around 2019 and continues to grow with a thoughtful mix of single-family detached homes, laned homes, and townhomes designed around an extensive network of wetlands, ponds, and natural pathways.
What sets Rockland Park apart from many newer Calgary communities is the deliberate integration of the natural landscape — over 170 acres of environmental reserve, interconnected ponds, and wetland corridors run through the community, making it genuinely different in feel from the typical suburban grid. Residents often cite the views of the Rocky Mountains and the Bearspaw Reservoir as one of the most surprising features of daily life here.
Rockland Park sits at the northwest edge of the city, bordered by the community of Rocky Ridge to the east and the Stoney Trail ring road to the south. Stoney Trail provides fast access to both Crowchild Trail (into the University District and downtown) and the Trans-Canada west to Cochrane. Downtown Calgary is roughly 30–40 minutes by car depending on traffic and time of day. There is no CTrain access directly in the community, but bus routes connect to the Tuscany Station on the NW leg of the Red Line.
Rockland Park offers a range of housing product across several builder groups, including Homes by Avi, Morrison Homes, Jayman BUILT, and Brookfield Residential. The majority of homes are single-family detached with attached garages, ranging from roughly 1,600 to 3,200 sq ft, typically priced from the mid-$500Ks into the $1.2M range depending on size, builder, and lot backing. A strong selection of townhomes occupies the more affordable end of the community, typically in the $450K–$650K range.
As a newer community, many homes are still under construction or in pre-sale, and buyers should be aware of builder warranty coverage, possession timing, and the distinction between spec homes (built for immediate possession) and custom or semi-custom builds. Rockland Park is still developing its school infrastructure, as is typical for newer NW communities. A future school site is designated within Rockland Park's land use plan. Families should confirm current attendance boundaries with the CBE and CCSD prior to purchase.
The community's pathway system connects to the larger NW pathway network, making Rockland Park unusually walkable for a newer suburban community. Residents have direct access to natural wetland corridors, multiple stormwater ponds used for recreation, and community park nodes throughout the development. The 12 Mile Coulee Creek pathway links westward into the Bearspaw area. For everyday shopping and services, residents use the Sage Hill Crossing and Country Hills Village centres a short drive east.
Rockland Park is an active new-construction community, which creates a different buying dynamic than resale-only neighbourhoods. Spec inventory turns quickly and builder pricing can shift with phases. On resale listings, pay attention to lot backing (wetland-backing lots hold a meaningful premium), builder, grade level, and remaining new-home warranty.
