On streets by the Glenmore Reservoir where an original 1960s bungalow can sit next door to a full rebuild, the comparables you choose decide the answer.

These four questions separate an agent who knows Lakeview from one who knows Calgary generally.

  1. With this few Lakeview homes active, which sold comparables are behind the number? A thin active set means the median moves with whatever happened to list that month, so an average is close to meaningless here. Ask whether the comparables are Lakeview sales or borrowed from North Glenmore Park, Glamorgan or Altadore, and what adjustment was made for the difference.
  2. Is this an original 1960s Lakeview home, a renovation or a rebuild, and did the comparable come from the same category? Those three tiers trade on different logic, and a price per square foot taken across all of them describes none of them. Ask your agent to name the tier for the subject home and for every comparable used.
  3. On a Lakeview house of this age, what is the electrical service, the supply plumbing and the condition of the sewer line? Homes of this era can still have undersized service, galvanized supply lines and clay or cast iron sewer laterals, and pre-1990 materials can contain asbestos. Ask for a sewer scope and an electrical review inside your condition period.
  4. Which route does the commute from this Lakeview block actually use, and what backs onto the lot?
