What this means if you’re buying or selling here: August 2026 data shows West Calgary remains stronger for detached homes than apartment-style condos. Detached homes had 2.34 months of supply, while apartments had 3.39 months. For Signal Hill buyers, that means negotiation strategy should change depending on the property type — detached homes may require faster action and cleaner offers, while condo buyers may have more room to compare options and negotiate. For sellers, the same logic runs in reverse: detached sellers hold more cards, while condo and townhome sellers need sharp pricing and strong presentation.

Signal Hill Homes for Sale

For buyers, Signal Hill offers a polished suburban lifestyle with a higher-end feel. For sellers, it is a neighbourhood where presentation, pricing strategy, property condition, and exposure matter because buyers are often comparing across several west-side communities at once.

At CalgaryListings Group, our team helps buyers and sellers understand not just what is available in Signal Hill, but how each property fits the market, the street, the resale picture, and the buyer's long-term goals.

What We’d Tell You Before You Buy in Signal Hill

Signal Hill is not a neighbourhood where you can judge value by square footage alone. Two homes can look similar online and feel completely different once you factor in the street, lot position, finish level, natural light, floor plan, basement development, garage setup, and resale picture.

If you are buying here, the real question is not just “is this a nice home?” It is “does this home make sense compared with what else has sold, what else is active, and what buyers will care about when you eventually sell?” That is where Signal Hill gets tricky — and where good advice matters.

Before you write an offer

Ask us to check the recent Signal Hill sold data, the competing listings, the street, the property type, and the resale story. A home can be beautiful and still be overpriced. It can also look ordinary online and be one of the better buys in the community. Ask us what we think before you offer →

What We’d Tell You Before You Sell in Signal Hill

Signal Hill buyers expect polish. That does not mean every home needs to be fully renovated, but it does need to feel clean, cared for, current, and properly positioned against the homes it is competing with.

The mistake sellers make in Signal Hill is assuming the community name will do all the work. It will not. Buyers at this level compare hard. They notice deferred maintenance, tired paint, weak photography, dated lighting, messy landscaping, and pricing that ignores recent sold data.

Before you price your home

We would look at your exact pocket of Signal Hill, your property type, your condition, your competition, and the most recent solds before giving you a number. Neighbourhood averages are useful context, but they are not a pricing strategy. Get a Signal Hill pricing opinion →

What Makes Signal Hill Popular

Signal Hill keeps most of daily life inside its own boundary: shopping (Westhills Towne Centre and Signal Hill Centre, with the Signal Hill Library at Signal Hill Centre), transit (69 Street and Sirocco stations on 17th Avenue at the northern edge), a school (Battalion Park School, with Menno Simons Christian School just across 69 Street in Springbank Hill), and history — at Battalion Park, the whitewashed stone numbers 137, 113, 151 and 51, laid by First World War soldiers training at Camp Sarcee, still mark the hillside.

The housing covers the same range: enclaves like Sienna Hills, Signature Park, and Richmond Hill span condo apartments, villa courts and view homes on the upper streets, each pocket trading on its own logic.

Downtown runs about 19 minutes by car, Westside Rec is five, and Ernest Manning is seven. For a community this size, remarkably little requires leaving it. Verify school designations before you buy.

Types of Homes in Signal Hill

Signal Hill real estate includes a mix of detached homes, estate homes, luxury properties, townhomes, and condos. The detached market is especially important, but the community also has lower-maintenance options for buyers who want the location without the size or maintenance of a larger home.

Detached Homes

Detached homes in Signal Hill often appeal to move-up buyers, executive families, and relocation buyers. Many homes include front attached garages, larger floor plans, developed basements, and family-friendly layouts. Higher-end homes may include walkout basements, triple garages, mountain or valley views, custom finishing, and larger lots.

Browse Signal Hill detached homes →

Luxury Homes

Signal Hill's top end lives on the upper slopes and ridge streets — 1990s executive homes and walkouts with city views, trading against Aspen Woods, Springbank Hill, and Patterson's Prominence on established-community convenience. Luxury buyers will usually look closely at architecture, finish quality, lot placement, privacy, garage space, ceiling heights, kitchen design, outdoor living, and overall condition.

Townhomes

Townhomes in Signal Hill can be a strong fit for buyers who want the west-side location without a detached-home budget. They may appeal to professionals, downsizers, first-time move-up buyers, and families wanting access to the area's amenities. Buyers should review condo documents, reserve fund health, bylaws, parking, visitor parking, pet restrictions, and monthly condo fees before committing.

Condos

Signal Hill condos can provide a more affordable entry point into the neighbourhood. They may work well for singles, young professionals, investors, downsizers, or buyers who want a lock-and-leave lifestyle. Buyers should pay close attention to the building, management, condo fees, parking, storage, financials, and resale demand.

Where Signal Hill Buyers Should Be Careful

Not all homes in Signal Hill are equal. Buyers should look closely at exterior materials, roof age, window condition, mechanical systems, basement quality, grading, drainage, garage layout, and any signs of deferred maintenance.

For townhomes and condos, condo document review matters. Monthly fees, reserve fund planning, insurance costs, bylaws, pet restrictions, parking rules, and future capital work can all affect whether a property is a good purchase.

For luxury homes, buyers should not assume a high price automatically means high quality. Custom finishes, smart-home systems, landscaping, exterior envelope, renovation history, and maintenance records should all be reviewed carefully.

Living in Signal Hill

A good fit if you want

  • A full housing ladder — condo to view estate
  • Battalion Park’s slopes as your stair workout
  • A school inside and two CTrain stations on the edge

  • Deep downsizer options without leaving the area

Maybe not the best fit if you want

  • New construction
  • Estate-scale lots
  • Distance from retail traffic
  • Character-era architecture
  • The lowest condo fees — 1990s complexes carry real budgets

Daily Life in Signal Hill

What does living here actually feel like, day to day? Here is the honest version, from a team that spends real time in this community.

The morning commute

Bow Trail or 17th Avenue runs downtown in about 19 minutes, the 69 Street and Sirocco stations cover the train option from the northern edge, and Sarcee connects everything else. Westside Rec is five minutes.

The school run

Battalion Park School is inside the community — a walk for much of it — and Menno Simons Christian School sits just across 69 Street in Springbank Hill, with John Costello nine minutes and Ernest Manning seven. Bell times braid into the retail traffic on the connector roads; time your viewings accordingly.

Groceries & errands

The entire list lives inside the boundary: Westhills and Signal Hill Centre carry the groceries, banks, pharmacy, cinema, and box stores, and the Signal Hill Library sits at Signal Hill Centre. It is genuinely possible to run a household here without crossing a major road.

Coffee & eating out

The Westhills restaurant row and cinema anchor most evenings, with Aspen Landing’s options ten minutes west and Marda Loop fifteen east. Chain-forward but complete — and walkable from the nearest enclaves.

Walking, history & play

Battalion Park’s geoglyph slopes and stairs are the community’s signature workout, the pathway network threads the enclaves, and the schoolyards and pocket parks carry the daily rounds. The history lesson comes free with the cardio.

Where traffic backs up

Being straight with you: the retail node generates real traffic on Richmond Road and Sarcee, weekends peak around the cinema and grocery runs, and 17th Avenue pinches at bell times. The enclave interiors stay surprisingly calm.

What weekends feel like

A Battalion Park stair session with the skyline behind you, errands finished without leaving the community, a movie down the hill — and Sarcee to Highway 1 when the mountains call. Complete is the word, and it fits.

Signal Hill Pocket by Pocket

Most community pages treat Signal Hill like one blob. It is not. Price, noise, walkability, and buyer competition change street by street — and knowing the pockets is where local advice earns its keep.

Sienna Hills

The upper southwestern enclave of 1990s executive homes and walkouts — many with genuine city or valley sightlines. Renovation vintage now separates its leaders from its originals.

Best for: move-up & view buyers

Signature Park

The manicured estate pocket — larger executive homes on quiet loops, trading at the community’s upper band. Low turnover; when they list, they draw established-buyer competition.

Best for: executive families

Richmond Hill

An enclave name you will see in listings. Walk-to-Westhills and walk-to-the-CTrain are opposite ends of Signal Hill — the shopping sits on the southeast side, the stations on 17th Avenue at the north edge — so check which one a given address is actually close to. (Not to be confused with the inner-city community of Richmond.)

Best for: convenience buyers

The villa courts

Signal Hill’s downsizer heartland — bungalow-style attached complexes through the community’s middle bands. The complexes are 1990s vintage; reserve funds and capital-work history decide the good buys.

Best for: downsizers

The condo buildings

The entry points, near the retail node and transit edge — west-side convenience at apartment prices, with building health the deciding diligence.

Best for: first-time buyers

The Battalion Park slopes

The streets around the geoglyphs carry the community’s history and its best stair access — and the park frontage premium that goes with both.

Best for: character & park buyers

The station edge vs. the deep enclaves

The northern streets trade transit walkability for arterial hum; the deep enclaves trade quiet for the car. Two similar homes across the community can serve opposite lives — walk the street at peak hour before writing an offer.

Buying a Home in Signal Hill

Buying in Signal Hill requires more strategy than simply watching new listings. Desirable homes can move quickly, but overpriced homes can sit. The key is knowing the difference.

Our team helps buyers compare homes by location within the community, street and lot quality, property type, floor plan, finish level, basement development, garage configuration, renovation quality, school and commute needs, resale potential, condo document concerns where applicable, and current market competition.

We also help buyers decide when to move quickly and when to negotiate. That judgment matters in Signal Hill because price ranges, buyer expectations, and property quality can vary dramatically.

Selling a Home in Signal Hill

Selling in Signal Hill requires strong positioning. Buyers in this area expect quality, and they are usually comparing your home against other west-side options.

Before listing, sellers should pay attention to paint and presentation, lighting, staging, landscaping, clean windows, flooring condition, kitchen and bathroom presentation, mechanical maintenance, exterior curb appeal, professional photography and video, and accurate pricing based on property type — not just neighbourhood average.

Choosing an Agent for Signal Hill

Signal Hill is built on the hill above Westhills, and elevation and outlook do most of the pricing. It is also steep, which matters more in this city than buyers from flatter places expect.

These four questions separate an agent who knows Signal Hill from one who knows Calgary generally.

  1. What exactly is the view, and can it be built out? Elevation is the premium. Ask what sits between the lot and the outlook and what is approved there.
  2. What does the slope do to this driveway in winter? Grade and orientation decide whether you are chipping ice from November. It varies street by street on a hill this steep.
  3. Is this original 1990s stock or has it been reworked? Build era sets what the inspection should focus on and what buyers compare it against.
  4. How does this address reach Sarcee and Glenmore? Access differs across the hill and it is the practical distinction between otherwise similar homes.

In 2021, 37% of residents were immigrants, compared with 33% across Calgary — neutral demographic context from the census. On mobility, 10% of residents had moved in the year before the census and 29% within five years (Calgary: 42%) — a read on how settled the community is and how much resale turnover to expect.

What it means for buyers & sellers

Taken together, the census shows an established, mixed community — useful long-term context for weighing Signal Hill against its neighbours, alongside the live market data higher on this page.

Signal Hill FAQ

There is no official ranking, and an agent claiming to be the best in Signal Hill is offering an opinion. Judge on evidence: which streets they have actually sold on here, whether they can explain what drives price differences within the community, and whether they can show you sold comparables rather than asking prices.
Ask for named streets and specific pockets. Signal Hill does not behave as one market, so an agent who knows it talks about which part you are in and why that changes the number.
It matters wherever a community holds more than one market, which this one does. An agent who has closed here has seen what buyers actually paid in each pocket rather than what was asked across the whole community.
Ask what your home competes against this month rather than what the community averaged last year, which pocket buyers will compare you with, and for the sold comparables behind the suggested price. Under Alberta's designated agency the individual REALTOR® represents you personally.
Signal Hill is a 1990s-built west Calgary community with homes across every format, Westhills Towne Centre and Signal Hill Centre shopping inside its boundary, Battalion Park’s First World War geoglyphs on its slopes, two CTrain stations at its northern edge, and Battalion Park School inside the community.
The community includes several distinct enclaves — Sienna Hills, Signature Park, and Richmond Hill among them — each with its own product mix and price band. Listings often market the enclave name; it is all Signal Hill.
A City of Calgary park on the Signal Hill hillside that commemorates the First World War. Soldiers of the Calgary, Lethbridge, Central Alberta and Edmonton battalions training at Camp Sarcee hauled about 16,000 stones up the hill to spell their battalion numbers — 137, 113, 151 and 51. The park opened in 1991, and its slopes and stairs double as the community’s cardio hill.
It spans a wide range: condo apartments are the entry point, row and semi-detached homes sit in the middle, and detached view homes on the upper streets sit at the top. We do not type prices into this answer because they move — the live listings, recently sold and price-trend sections on this page carry the current Signal Hill figures. Each enclave trades differently, so compare within the pocket.
A genuine full menu: 1990s executive detached homes, walkouts and view homes on the upper slopes, villa-style attached options popular with downsizers, townhome courts, and condo buildings.
Yes — Battalion Park School (CBE) sits inside the community and Menno Simons Christian School is just across 69 Street in Springbank Hill; John Costello and Ernest Manning are minutes away, and the volunteer-run Signal Hill Community Association floods an outdoor rink each winter and runs community events from its site on Sienna Park Drive. Verify designations before purchasing.
The 69 Street and Sirocco stations sit at the community's northern edge — walkable from the northern streets, a short drive from the rest — with downtown roughly 19 minutes by car; check Calgary Transit’s trip planner for the train time from your address.
Westhills Towne Centre and Signal Hill Centre sit on the community’s southeast side, off Sarcee Trail and Richmond Road — groceries, restaurants, a cinema, banks, box stores and the Signal Hill Library — inside the community’s own boundary.
Battalion Park School (K–6) sits within the community, and Ernest Manning High School is the usual public high school designation. Catholic students are served by nearby schools in adjacent communities. Confirm current designations with the Calgary Board of Education and Calgary Catholic School District as boundaries change.
We do not give investment advice or predict what any home will be worth. What we can show you is how Signal Hill has actually traded — the recently sold and price-trend sections on this page — and, for a specific home, how original-condition and updated homes nearby have compared.
