  1. Is this a station-edge attached home or an interior detached one? Somerset holds both and they are separate markets sharing a community name. The blocks near the platform trade on the walk to the train; the interior crescents trade on the house. Comparables have to come from the same one of those two markets.
  2. Beside a park-and-ride, is the stall actually titled to this unit? Beside a terminus station with a large park-and-ride, a stall is not a detail. Get it confirmed in the condominium documents rather than from the listing, along with the reserve fund study, the insurance deductible and the bylaws on visitor parking.
  3. Does park-and-ride overflow reach this block? Commuter parking behaves street by street around a terminus, and the short walk that sells the home is the same walk that brings other people’s cars. Go and look on a weekday morning, not at a Sunday open house.
  4. Which of the two age problems does this house have? Somerset spans the tail of the era when poly-B supply plumbing was still normal in Calgary and the years after it, and the same streets are now due for a first round of roof and mechanical replacement. Ask which of those applies at this address, because they cost different money.
