In the inner city and on the west side, the same $700,000 is usually a townhouse or apartment budget instead. A few inner-city communities are the exception; no west-side community is.
So the useful question is not which communities are under $700,000, but which property type you want that $700,000 to buy. The tables below are split by type for that reason and rebuild from current sold data.

$700,000 is four different budgets
Before any list of communities is useful, the budget needs a property type attached to it. Right now 82 Calgary communities have a median detached price under $700,000, and 140 of 195 reportable communities have an all-types median under it. Those are very different numbers, and the second one is the one that misleads people.

Why a community’s headline median can be a trap. Sage Hill’s all-types median is $412,500, which looks like an easy detached buy. Its detached median is $698,500 — the low overall figure reflects how many apartments sell there, not cheap houses. Every table on this page is broken out by property type for exactly this reason.
Where $700,000 goes furthest
These are the communities with the deepest supply of detached housing below $700,000, ordered by how many detached homes actually changed hands. Volume matters as much as price: a busy market gives you choice, comparable sales to price against, and a cleaner exit when you sell.

By area, that supply concentrates in the southeast (Mckenzie Towne, Copperfield, Douglasdale/Glen, New Brighton and Rangeview), the northeast (Saddle Ridge, Martindale, Taradale, Cornerstone and Temple), and the north. In the inner city the detached options under this figure are limited to Tuxedo Park, Highland Park and Sunnyside. On the west side, there is effectively no community where the detached median sits under $700,000.
Where $700,000 becomes a townhouse budget
In the communities below, $700,000 is not a detached budget. It is a good attached-housing budget, and buyers who want the location more than the house type do well here.

This is the fork most buyers hit around this number, and it is worth naming plainly: at $700,000 you are choosing between the house you want and the location you want. Very few Calgary buyers get both at this figure.
Neither answer is wrong. The buyers who regret it are the ones who never actually made the choice — they spend six months bidding on the cheapest detached home in an expensive community, which is usually the one with the compromise nobody wanted.

What buyers overlook at this price
- Condo fees on attached housing. A $600,000 townhouse with a $500 monthly fee carries like a more expensive home. Run the number before you compare it with a detached listing.
- Lake and homeowners’ association fees. Several of the communities in these tables carry an annual association fee. It is small next to a mortgage payment and it is permanent.
- Property tax. Assessed values vary widely between communities at the same purchase price.
- The commute you are actually buying. The difference between a 20-minute and a 50-minute drive, twice a day, is a larger lifestyle change than most of the square footage people are trading it for.
- Resale pool. The cheapest house in an expensive community and the most expensive house in an affordable one both sell slowly.
