  1. Is the suite registered, legal non-conforming, or simply not legal? Those are three different answers with three different consequences for insurance, for financing and for what happens if the City receives a complaint. Ask which one applies to this address and ask to see the paperwork rather than the listing remark.
  2. How does this block sit relative to the valley edge and to Deerfoot? Within a few streets you go from a bluff outlook over the Bow valley to freeway noise, and both are Dover. Ask the agent to be specific about what that does to price and to show comparables from the same side of the community.
  3. What separates a renovated Dover house from a project house, in dollars? Condition is the market here, so a community middle describes neither tier well. Ask which tier the price is built from, what the renovated comparables actually included, and whether that work was permitted.
  4. What does a property file search at the City show for this address? Additions, garages, decks and basement development done without permits are common in established communities, and they become the buyer’s problem at resale, at insurance renewal and at the next permit application. Ask the agent to order the file and compare it with what is actually standing there.
