  1. With this few Rosemont sales, which communities are your comparables from? Rosemont produces only a handful of closed sales in a quarter, which is not enough to set a price on its own. Ask which adjacent inner-northwest communities the agent draws from and what adjustment they applied.
  2. Is this Rosemont home an infill or an original bungalow? The two sit on the same streets and price on completely different evidence. Ask for comparables from the same category, and for an original, for what the lot alone would support.
  3. What does backing or facing Confederation Park do to this Rosemont lot? Park and golf course frontage is a real difference in value and in drainage, and it does not apply to the whole community. Ask which sales establish the premium on that specific edge.
  4. What did the era of this Rosemont house use? Mid-century Calgary homes can carry original panels, original supply lines and asbestos-containing materials in pre-1990 finishes. Ask what has been replaced and for the permits, then have an inspector look specifically for the rest.
