Home Beat is a free monthly value-tracking report for one specific Calgary home, built by Calgary Listings Group. Each month it re-prices the property from the closest recent MLS® sales inside its own community, then shows the estimated market range, the change since the month before, the sales behind the number and how the home compares with them, and emails the report to the owner.
It costs nothing: Home Beat comes with a free Calgary Listings Group portal account. It is a monthly read of the market around your home, not an appraisal and not a Comparative Market Analysis. A listing price still needs a REALTOR® to see the house.

What a Home Beat shows each month
A Home Beat is one email per property, with the same report kept in your portal. Every month it carries:
- Your estimated market range, with a chip showing the percentage change against last month.
- The sales behind the range: the lowest, median and highest sale, the average price per square foot and the average days to sell among the comparable sales used.
- Three market counts for your community and property type: homes sold in the last 120 days, homes for sale now, and the average days on market of what is listed.
- Days to sell: your community against the Calgary average for your property type, both measured on sold homes.
- How yours compares: your home beside the three nearest sales on square footage, bathrooms, lot size, garage, sold price and price per square foot.
- A map and cards of the recent sales and current listings closest to your door.
- A note from your REALTOR®, when they have added one, and their range when they have set one by hand.
In the portal, a value-watch card shows the month-to-month trend across every report on file for that property, and the Home Beat page keeps the latest report for each property you track.
How the number is built (method as of October 2026)
Most automated estimates pool a whole community and hand you a median. Home Beat prices your home off the sales closest to it, in this order:
- Start inside your community. The pool is sold listings from the MLS® System in your home’s own community and property type: detached, semi-detached, row or townhouse, or apartment. The report never borrows sales from a neighbouring community. In a community with very few sales it looks back up to twelve months instead.
- Take the closest sales. From the sales of the last 180 days, the twenty nearest to your home by straight-line distance are the universe; nothing farther is ever used. Within those twenty, the ten most like your home by size come first, with the nearer one winning a tie. Without a size on file, it is simply the ten nearest. Sales under half or over double your home’s floor area are dropped as a different kind of home, and your own home’s past sale is never used as a comparable.
- Price to your size. The mid-point is the median sold price of the similar-size comparables, nudged half-way for the size difference: a home ten percent larger than the comparables is priced about five percent higher, not ten. It is deliberately not price per square foot times your floor area, because in older Calgary pockets a small house often sells for the value of its lot, and that arithmetic would price the bungalow next door at a number nobody will pay.
- Move each sale to today. Every comparable is adjusted by CREB’s published benchmark year-over-year change for that property type, scaled to how many months ago it sold, so a sale from last spring is read in today’s market.
- Show a range, not a point. The range runs twelve percent either side of the mid-point when the home is priced to its floor area. Without a size on file the report falls back to the market-adjusted community median, six percent either side, and the report’s wording says so.
- Track the trend honestly. The month-on-month chip compares this month’s market-adjusted community median with last month’s, so the trend is a community trend and does not jump when your own details change.
- Let a REALTOR® correct it. Your agent can exclude a sale that is not really comparable, hand-pick the exact sales the report should use, or set the range themselves after seeing the home. When they do, the report names them and says so in the caption.
Every report states the basis in plain words, for example “the ten closest sales in your community, within a stated distance of your home, the ones most like yours by size, priced to your floor area, adjusted to today’s market.” On a back-test against 203 Calgary sales from August to October 2026, the method’s median error was 9.9%.
When it arrives
Home Beat is monthly. The run holds until CREB publishes its statistics for the previous month, then builds every report within hours, so your email normally lands in the first half of the month. Past clients who also receive our monthly newsletter get their Home Beat a week after it, so the two never arrive on the same day.
You can switch the monthly email off with the Home Beat toggle in your portal settings, or with the unsubscribe link at the bottom of any report. Your portal keeps every month that has been built.
More than one property
Many owners want to watch a second home they own: a rental, a cabin or an inherited property. Each property gets its own Home Beat, with its own monthly email and its own month-to-month trend, and the month the market moves on one does not change the reading on another. You enter your first property yourself under My Property in the portal. Ask your REALTOR® to add the others to your file.
What Home Beat is not
Not an appraisal
A lender-required appraisal is a separate, regulated product prepared by a licensed appraiser who inspects the home. Home Beat never sees your home.
Not a Comparative Market Analysis
A CMA is a REALTOR®’s opinion of likely sale price after walking through the home and weighing condition, finishes, lot, location within the community and what is competing with you right now. Home Beat only knows what you tell it, which is size, bathrooms, lot, garage and year built, plus the sales nearby. When you are ready to list, book an in-person evaluation.
Not a City of Calgary assessment
Your assessment is a mass-appraisal estimate produced for property-tax purposes as of a fixed valuation date, and it can sit above or below what a buyer would pay today. See assessment versus market value.
If you want a one-off number today rather than a monthly watch, our instant home evaluation gives a comparable-sales range in a couple of minutes, and the home value page walks you from that estimate to a free in-person CMA. Both use the same market-adjusted sales as Home Beat. For the longer answer on what a Calgary home is worth, read what is my Calgary home really worth?
How to start
- Create a free portal account. It takes about twenty seconds, and the same account opens our guides, checklists, video library and concierge.
- Add your property. Under My Property, enter your address, community and home type, then your square footage, bathrooms, lot size, garage and year built. Square footage matters most: it is what lets the report choose the sales most like yours and price the result to your size.
- Watch for the next run. Your first Home Beat is built with the next monthly run after CREB’s figures land, and your portal shows the value watch from then on.
Sources & method
This page describes the Home Beat method in use as of October 2026 and is updated when the method changes.
- Sold and active listing data: the MLS® System via Pillar 9™, for the City of Calgary and the surrounding towns and counties the system covers.
- Market adjustment: CREB’s published benchmark year-over-year change by property type, from the latest monthly release.
- Lot size and year built for Calgary addresses can be filled from City of Calgary open data when an owner has not entered them; living area always comes from the owner or the MLS® record.
- Any range Home Beat shows is an opinion of likely market value for context, not an appraisal. Full methodology and known limitations.
