What gets listed skews toward the new build and what actually sells includes plenty of the old, which is why an average taken across both describes neither.

These four questions separate an agent who knows Capitol Hill from one who knows Calgary generally.

  1. What is the land use district on this exact Capitol Hill parcel today, and has it been redesignated? Calgary’s land use rules have changed and are applied parcel by parcel, so what a neighbour was allowed to build is not proof of what this lot permits. Ask your agent to confirm the current district on the specific parcel with the City rather than inferring it from the block.
  2. Is this Capitol Hill home priced against infill sales or against original bungalow sales? Those are two buyer pools with two ceilings, and mixing them produces a number that satisfies neither. Ask which comparables were used, and whether any of them were land purchases rather than home sales.
  3. If this is a new Capitol Hill infill, who built it and is the New Home Buyer Protection Act coverage registered and still running? Small-volume infill builders vary widely, and provincial warranty coverage follows the home rather than the first owner. Ask for the builder’s name, the warranty provider and the date coverage began, and ask what the builder’s own workmanship coverage adds on top.
  4. How close is this Capitol Hill block to the SAIT and Banff Trail edge, and what does that do to on-street parking and the buyer pool? Blocks near the post-secondary and CTrain edge draw investor and student-rental interest while the Confederation Park side draws families, and the two price and show differently. Ask what parking on this street looks like on a weekday morning, not on a Sunday afternoon.
