Confederation Park is at the western edge, and North Hill Centre, the University District and Brentwood shops and the Kensington corridor cover the errands and the eating out. Because much of the community's attached stock is newer townhome and duplex product arriving with the infill cycle, a buyer here is often choosing between an older low-rise near a corridor and a recent condominium townhouse on a redeveloped lot — two very different purchases in the same postcode.

What to watch for

Read the corporation before the unit: reserve fund study, financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is a special assessment you have not yet been billed for. Establish whether a townhome is freehold, conventional condominium or bare-land condominium, because the fee and the obligations differ. Establish construction type, and confirm whether parking is titled or assigned — near the institutions, parking carries real value. On newer attached corporations, ask what remains under warranty. And if you are buying to rent to students or staff, check the rental rules and any cap first.
