SAIT, the Alberta University of the Arts and the University of Calgary are all close, the Banff Trail CTrain station is a short walk, Confederation Park sits on the western edge, and downtown is roughly ten to twelve minutes by car. Tenure runs 45% owner to 55% renter. Builders read that as rental demand, which is why so many Capitol Hill builds are drawn with a separate lower-level entrance and a suite designed in from the start instead of retrofitted afterwards. For a buyer the offer is straightforward: a current envelope, wiring, insulation and mechanicals in a location where the alternative at a similar number is a seventy-year-old house and a renovation budget.

What to watch for

The single most useful discipline on this page is to compare infills against infills — a new build and the bungalow beside it can list within reach of each other and share nothing else. Ask who built it and walk that builder's earlier work on nearby blocks. A suite in the remarks is not a legal suite: ask for the development and building permits and check the City's secondary suite registry for the address. And confirm the current land use designation on the specific parcel — Council repealed the 2024 citywide rezoning effective 4 August 2026 and most lots reverted to what they had been before, so what an older map or listing says about R-CG may no longer hold.

What counts as infill on this page

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.

How infill differs from suburban new construction

Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.

Where the rebuilding is concentrated

The streets buyers ask about most here are The blocks nearest SAIT, the university and the Banff Trail CTrain station, The western blocks nearest Confederation Park, The bungalow blocks where land value holds the floor, The streets where infills, duplexes and townhomes are arriving and The corridor blocks along 16 Avenue and Crowchild. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.

What to check before you buy a new build

New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
