Since 2018, Alberta's Human Rights Act permits condominium age restrictions only at 55-plus. Buildings with older “adult-only” bylaws — 18+, 25+, 40+ — were grandfathered under a 15-year transition that ends on January 1, 2033. After that date, under-55 restrictions become unenforceable unless the building's owners have voted to adopt a lawful 55+ rule.
Practically: a strict 55+ building offers a permanent age-restricted environment. An 18+ or 40+ building offers that environment for now — and its future depends on an ownership vote. Neither is wrong, but they are different purchases, and the difference belongs in your decision before you buy, not after.
