Since 2018, Alberta's Human Rights Act permits condominium age restrictions only at 55-plus. Buildings with older “adult-only” bylaws — 18+, 25+, 40+ — were grandfathered under a 15-year transition that ends on January 1, 2033. After that date, under-55 restrictions become unenforceable unless the building's owners have voted to adopt a lawful 55+ rule.

Practically: a strict 55+ building offers a permanent age-restricted environment. An 18+ or 40+ building offers that environment for now — and its future depends on an ownership vote. Neither is wrong, but they are different purchases, and the difference belongs in your decision before you buy, not after. Entry prices are typically below comparable condos, but resale terms, equity treatment, and exit rules are set by the operator and differ significantly from an MLS® resale.
