A look at who lives here

In 2021, Wildwood had 2,765 residents in private households — 22% aged 0 to 14 (above Calgary’s 18%), 61% aged 15 to 64, and 17% aged 65 and over. Its 1,085 households average 2.5 people against Calgary’s 2.6 — 22% are one-person households and 28% have four or more people. Of 805 census families, 90% are couple families, with married couples with children representing 49%; one-parent families account for 10%.

Ownership & the housing mix

Housing tenure runs 85% owner to 15% renter, well above Calgary’s 69/31 split. The dwelling mix is led by single-detached (90%). It is an established community — 87% of dwellings were built before 1981, so vintage, renovation history, and mechanical updates matter when comparing homes. Condition data shows 96% of dwellings need only regular maintenance or minor repairs, and 100% of households are suitable for the number of residents.

Shelter costs & income

Median monthly shelter costs were $1,820 for owned dwellings and $1,350 for rented, versus Calgary’s $1,720 and $1,350. About 13% of households spent 30% or more of income on shelter (Calgary: 23%). Median household income was $148,000 in 2020 against $98,000 city-wide. 38% of households earned $200,000 or more.

Education & work

Among residents 15 and over, 74% hold a post-secondary credential and 53% hold a university degree at bachelor level or above, versus 61% and 36% across Calgary. The labour force participation rate was 66%, employment 59%, and unemployment 11%. Top industries: Health care and social assistance (16%); Professional, scientific and technical services (15%); Mining, quarrying, and oil and gas extraction (12%). Top occupation groups: Business, finance and administration occupations (23%); Occupations in education, law and social, community and government services (17%); Sales and service occupations (14%).

Getting to work

78% of commuters drive, 6% use public transit, and 5% walk (6% cycle) — against Calgary’s 77% driving, 9% transit, and 4% walking. Commute times: 28% under 15 minutes, 53% at 15–29 minutes, and 12% at 30–44 minutes.

Languages, newcomers & mobility

93% of residents speak English most often at home (Calgary: 75%), with Mandarin and Filipino) the most common non-official home languages. In 2021, 14% of residents were immigrants, compared with 33% across Calgary — neutral demographic context from the census. On mobility, 12% of residents had moved in the year before the census and 30% within five years (Calgary: 42%) — a read on how settled the community is and how much resale turnover to expect.

What it means for buyers & sellers

Taken together, the census shows a family-oriented, strongly owner-occupied community dominated by detached housing — the profile behind steady move-up and family demand in Wildwood.

Wildwood FAQ

There is no official ranking, and an agent claiming to be the best in Wildwood is offering an opinion. Judge on evidence: which streets they have sold on here, whether they can explain what drives price differences within the community, and whether they can show you sold comparables rather than asking prices.
Ask for named streets and specific pockets rather than whether they know the area. An agent who works Wildwood will tell you which part you are in and why that changes the number.
Ask what your home competes against this month rather than what the community averaged last year, which pocket buyers will compare you with, and for the sold comparables behind the suggested price. Under Alberta's designated agency the individual REALTOR® represents you personally.
Wildwood is one of west Calgary's best-known nature communities — a 1950s grid perched above the Bow River escarpment, with Edworthy Park and the Douglas Fir Trail below, Wildwood School inside the community, and a detached market that rewards owners. It suits nature-first buyers, renovators, and families wanting river-valley living close to downtown.
Yes — it has earned its premium. The median sale runs in the $800,000s, with renovated bungalows and executive rebuilds reaching past $2 million, especially near the escarpment. The community's price per square foot is among the highest on the west side; attached options are scarce.
Predominantly 1950s detached bungalows — originals, thoughtful renovations, and increasingly ambitious rebuilds — with a small number of infills. Lots are generous, the tree canopy is real, and river-edge streets carry the top values.
Very — Wildwood School (CBE) sits inside the community, and Ernest Manning covers senior grades, with the parks and river valley as an outdoor extension of the backyard. Verify designations before purchasing.
The Douglas Fir Trail is Wildwood's signature — a forested staircase-and-boardwalk route descending the escarpment to the Bow River, through some of Calgary's oldest Douglas fir stands. It has been closed since late 2023 for slope stabilization, with funded repair work progressing and larger repairs pending city budget decisions.
About 18 minutes by car via Bow Trail in typical conditions, with Edworthy Park, the Bow River pathways, and Shaganappi Point golf course all minutes away. This is river-valley living remarkably close to the core.
Both paths work here: originals carry land value on generous lots, and Wildwood's profile supports strong resale for quality renovations and rebuilds. The mistake is paying rebuild-adjacent prices for cosmetic work — we help buyers read the difference.
Renovation vintage first — the gap between an original and a rebuild is measured in seven figures at the extremes. On escarpment-side lots, verify slope, drainage, and exactly what the protected reserve behind the fence line includes.
