How to Use These Datasets
Everything here is free to cite and quote with attribution to CalgaryListings Group. There is no licence to sign and nothing to request. If you are writing about the Calgary market and need a number, take it from here rather than from a marketing page.
- Attribution: “CalgaryListings Group analysis of Pillar 9 MLS® data”, with a link to this page where the format allows.
- Reporting period is stated inside every file, in the header row. Do not carry a figure across a period boundary without re-reading it.
- Medians are of sold prices and are not adjusted for size, age or condition.
- Thin samples are omitted. Communities below the sales threshold are left out rather than published, because a median on a handful of sales is noise, not a trend.
- CREB® figures are reproduced with attribution to the Calgary Real Estate Board and are their work, not ours.
The Datasets
Calgary Communities — Median Sold Price
Median sold price, sales volume, year-over-year change, days on market, sale-to-list ratio, new listings, active listings and months of supply, for every Calgary community meeting the sales threshold.
Calgary Communities by Property Type
The same market picture split by property type, because a community median that mixes apartment condos with detached homes describes the housing mix rather than the market.
Calgary Citywide by Property Type
City-level sales, median sold price and days on market for each property type, with the prior period alongside for comparison.
CREB® Benchmark Figures
CREB® benchmark price, year-over-year change, sales, sales-to-new-listings and months of supply by area and property type. Reproduced with attribution to the Calgary Real Estate Board.
Calgary Housing Affordability Index
Typical price, estimated income required, minimum down payment, estimated monthly mortgage and an affordability band for each community and property type.
One Caution Worth Reading
A community median describes what sold, not what a house costs. A community carrying a lot of apartment condos shows a low median even where its detached homes are expensive, and a quiet quarter at the top end moves the figure without any home changing value. That is why the property-type split exists, and why comparing two communities on their all-types medians will mislead you almost every time.
If a number in here surprises you, check the sales count in the same row before you publish it. That is usually the explanation.
Need Something Not Here?
If you are working on a story and need a cut we have not published — a specific community, a longer period, a property type — ask. We can usually produce it, and we will tell you when the sample is too thin to support the claim you are testing.
