Calgary Homes at 1,000 Square Feet and Up
A thousand square feet is a genuine threshold in Calgary. It is the size at which a couple stops apologising for the guest room, a small family fits without resenting the floor plan, and the search starts returning ground-oriented homes instead of apartments.
What This Size Costs in Calgary
Across the 4,244 active Calgary listings at 1,000 square feet or larger on 16 September 2026, the median asking price was $659,900 and the median asking price per square foot was $396. The middle half of those listings sat between $519,900 and $859,900, and between $341 and $508 per square foot. Asking prices ran from $1,800 to $10,750,000.
Narrowing to the 1,000–1,249 sq ft slice — the 1,077 listings in that range and no larger — the median asking price was $494,000, the median size 1,122 sq ft, and the median asking price per square foot $437. That is the tighter answer to “what does a 1,000 sq ft home cost in Calgary”, because it strips out the much larger homes that the 1,000-and-up filter also returns.

Price Per Square Foot Across the Size Ladder
Square footage is not priced evenly in Calgary. Between roughly 700 and 2,250 square feet the median asking price per square foot barely moves — it sits in the high $300s across every one of those bands. Above 2,250 it climbs steeply, because at that size you are paying for lot, location, view and finish rather than for floor area. That is the single most useful thing to understand before you decide whether to buy more space.

What Homes at This Size Actually Are
Above 1,000 sq ft the mix flips. Row and townhouse listings and semi-detached homes become a large part of what comes back, alongside the two-bedroom-plus-den apartments at the top of the condo market and the older detached bungalows in Calgary's established inner ring.
Of the 4,244 active listings at 1,000 square feet and above, 59% were detached houses. The rest broke down as Row/Townhouse 21%, Semi Detached (Half Duplex) 11%, Apartment 8%.
Where to Find Them in Calgary
The communities with the most active listings at this size on 16 September 2026 were Saddle Ridge (114); Mahogany (98); Cranston (77); Livingston (70); Panorama Hills (68); Cornerstone (61). Inventory at a given size moves with new-phase releases in the newer communities and with turnover in the established ones, so this is a place to start a search, not a fixed ranking.
Buying at This Size — What We Tell Clients
This is the size where the ownership decision — apartment condo, townhouse, or detached — matters more than the square footage. The same 1,100 sq ft can be an apartment with a $600 fee, a townhouse with a $350 fee, or a 1950s bungalow with no fee and a roof you will replace yourself.
If you want to be told the moment a home at this size comes to market in a community you care about, we can set up a saved search that does exactly that — or you can book a call and we will walk through what is available now.
