Calgary Homes at 1,500 Square Feet and Up
Fifteen hundred square feet is the default shape of a Calgary family house. Buyers here are second-time owners with one or two children, relocating families who want a full detached home without reaching into the estate market, and anyone who has decided a bonus room is worth more than a fourth bedroom.

Price Per Square Foot Across the Size Ladder
Square footage is not priced evenly in Calgary. Between roughly 700 and 2,250 square feet the median asking price per square foot barely moves — it sits in the high $300s across every one of those bands. Above 2,250 it climbs steeply, because at that size you are paying for lot, location, view and finish rather than for floor area. That is the single most useful thing to understand before you decide whether to buy more space.

What Homes at This Size Actually Are
Detached homes dominate above 1,500 sq ft, with semi-detached homes as the main alternative. The plan is familiar: three bedrooms up, two and a half baths, a bonus room or loft, an attached double garage, and an unfinished basement waiting for a future project.
Of the 2,365 active listings at 1,500 square feet and above, 74% were detached houses. The rest broke down as Semi Detached (Half Duplex) 13%, Row/Townhouse 10%, Apartment 3%.

Buying at This Size — What We Tell Clients
In this range the premium you pay is for location and finish, not for size — homes 300 sq ft apart can sit at the same price in different communities. Compare on lot orientation, garage type, basement development and how far the community is from where you actually work.
