What a Two-Storey Means on a Calgary Listing

A two-storey home puts the main living space — entry, kitchen, dining and living room — on the ground floor, with the bedrooms on a full second floor above. It is the most common architectural style on Calgary's MLS® by a wide margin, and it is what most new suburban construction in this city has been for the last thirty years.

The board records this style as 2 Storey, which is the filter this page uses. Calgary's MLS® keeps several neighbouring styles in their own categories: 2 And Half Storey, 3 (Or More) Storey and 2 Storey Split are each recorded separately and are not included here. Many two-storeys are detached houses, but the same style code is also used for half-duplexes, so read the property type as well as the style on any listing you like.

Why Calgary Buyers Choose a Two-Storey

• The bedrooms are together. Putting every bedroom on one upper floor is the layout most families with young children want, and it is the main reason the style dominates Calgary's family suburbs.
• More house on less land. Stacking two full floors gets you the square footage on a narrower lot, which is exactly why builders use it — and why it is also the standard form for inner-city infill.
• A separate main floor. Living and sleeping are on different storeys, so the noisy part of the house and the quiet part of the house are genuinely apart.
• Newer mechanical systems. Because the style skews recent in Calgary, a two-storey search generally puts you in front of newer furnaces, wiring, windows and insulation than a bungalow or split-level search does.

How Old Is Calgary's Two-Storey Stock?

Of the two-storey homes listed in Calgary right now, the midpoint year of construction is 2010, and the middle 80% were built between roughly 1981 and 2026. This is by far the youngest of Calgary's major styles. There are two-storeys on the market from as far back as 1910 — the character homes of the inner city — but the centre of gravity is firmly in the modern suburbs and recent infill.

What to Check on a Calgary Two-Storey

On newer builds

• Heat balance between floors. Two full storeys are harder to heat evenly than one. Ask whether the system is zoned, and if you view in shoulder season, notice whether the upper floor is noticeably warmer or colder.
• Lot width and spacing. Newer two-storeys sit on progressively narrower lots. Check the distance to the neighbour, where the windows look out, and whether the yard is what you pictured.
• HOA fees. Many newer Calgary communities carry an annual homeowners association fee on top of property tax. It is separate from a condo fee and easy to miss — ask for the amount in writing.
• New-home warranty. On recent construction, find out how much of Alberta's new home warranty is left and what it still covers.

On older and inner-city two-storeys

• Is there a bathroom on the main floor? Older two-storey plans frequently put every bathroom upstairs. It is the detail buyers most often notice only after possession.
• The staircase itself. Older stairs are steeper and narrower than current ones. Walk them, and think about moving furniture up them.
• Foundation and drainage. On a pre-1960 two-storey, the age-related items are the same as any character home — foundation, drainage, knob-and-tube remnants, and the state of any previous renovation.
• Half-duplex or detached? If the style reads two-storey but the property type says semi-detached or side-by-side, you share a wall. Ask about the party wall and sound transfer.

Where the Two-Storeys Are

Effectively everywhere, but in two very different forms. The new-build version fills Calgary's outer communities in every quadrant — places like Mahogany, Auburn Bay, Evanston and Cranston. The infill version fills the inner city, where two-storeys and three-storeys have replaced bungalows on streets in Altadore, Killarney and Bridgeland. The style is the same; the price, the lot and the neighbourhood are not.
