What Counts as a Bungalow in Calgary

A bungalow is a single-storey house: the kitchen, living room and all of the bedrooms sit on one floor, with a basement below that may or may not be finished. On Calgary's MLS® the listing brokerage records this under the architectural style Bungalow, which is the filter this page uses. Related styles the board records separately — Bungalow With Loft and Bungalow-Villa — are their own categories and are not mixed in here.

Calgary buyers sometimes use “bungalow” loosely to mean any home without a full staircase. It is worth being precise: a bi-level is entered at a landing with living space a half-flight up and down, and a villa is usually an attached bungalow in a condominium or bare-land condo complex. All three get called bungalows in conversation; only one of them is filed as Bungalow on the listing.

How Old Is Calgary's Bungalow Stock?

Across the bungalows listed on Calgary's MLS® right now, the midpoint year of construction is 1969, and the middle 80% of them were built between roughly 1950 and 2004. The oldest currently listed dates to 1907 and there are a handful of brand-new builds, but the bulk of the inventory is postwar and mid-century: Calgary largely stopped building bungalows as its standard suburban product once two-storey plans took over.

That age profile is the single most useful thing to know before you shop. A bungalow search in Calgary is, in practice, a search through homes that are fifty to seventy years old — so the condition of the mechanical systems matters more than the finishes.

What to Check on a Calgary Bungalow

Before you write an offer

If the basement is suited

A suite that is advertised as “illegal”, “non-conforming” or simply “suite” is not the same as a registered secondary suite. Confirm the suite's status with the City, and check ceiling height, egress windows and separate entry — these are the three things that most often stop an unregistered suite from being legalised. If the rent is part of how you are qualifying for the mortgage, your lender will care about the answer.

If you are buying for the lot

Redevelopment potential is decided parcel by parcel. Calgary's citywide blanket rezoning was repealed in August 2026, so do not assume a neighbouring infill sets a precedent for the lot you are looking at — confirm that specific parcel's current zoning and what it permits before you pay a land price for it.

Where the Bungalows Are

Calgary's bungalow inventory concentrates in the communities built during the postwar decades — areas such as Acadia, Haysboro, Glendale, Brentwood, Charleswood and North Haven — plus the inner-city streets where they are steadily being replaced by infills. Newer suburbs have very few: when a builder does offer one today it is usually in a villa or adult-lifestyle project rather than on a standard lot.
