Mahogany Lake & Beach Clubwho can use it, and what it costs

It is a members' lake, not a public park — and the annual fee that pays for it follows the property. Here is how it works before you write an offer.

The short answer

Mahogany Lake and the Beach Club are run by the Mahogany Homeowners Association (MHOA) for Mahogany residents and their guests. They are not a public park. Every Mahogany property carries an annual encumbrance fee that pays for the lake, the beaches and the clubhouse, and the association describes that fee as a legal requirement, not an optional membership.

If you are weighing Mahogany against another lake community, that fee is part of the real cost of the house. If you are simply trying to find out whether you can visit the lake without owning here, the answer is: only as someone’s guest.

Who can use the lake and Beach Club

The association states that its facilities are for the use of Mahogany residents and their guests. Residents in good standing — meaning their encumbrance fees are paid — who provide valid proof of Mahogany residency receive membership credentials that give access. Access is denied if the fees are not in good standing.

The community’s own site describes residents as having exclusive access to the beaches. What the pages we checked do not spell out is the detail of guest rules, or how access works for a tenant. If either matters to you, ask the association directly and get the answer in writing before you commit.

What is actually there

The Main Beach Clubhouse is described as a 22,000 square foot building. Between the clubhouse and the lake, the community lists:

  • Sandy beaches, a splash park, tennis courts and play equipment
  • A fishing pier and a non-motorized marina, with boat rentals
  • Indoor and outdoor fitness equipment, and barbeque pits
  • A hockey rink, a skate room and a full-size gymnasium
  • Meeting rooms, storage and shower facilities

It runs year-round. In winter the Beach Club maintains skating and cross-country skiing tracks around the 63-acre lake, which is a large part of why people describe Mahogany as a four-season lake community rather than a summer one.

How the annual fee works

This is the part buyers most often get wrong, because it is not a condo fee and it does not appear in the listing the way one does.

  • What it is: the association calls it an encumbrance fee. It runs with the property, which is why it belongs on the list of things to raise with your lawyer along with the rest of the title review.
  • What it covers: operation and maintenance of the shared amenities — the Main Beach Clubhouse, park space, West Beach and the lake. The association lists community events, discounted program rates, facility rental discounts, snow and ice removal, lake and beach maintenance, lawn care, watercraft and outdoor rink resurfacing, among other things.
  • How it changes: increases and decreases are calculated each year using the Statistics Canada consumer price index for Calgary, and the amount is set each September for the following year.
  • When it is billed and due: notices go by email to the primary property owner in the first week of November, and the fee is due on December 31.

The association does not publish the dollar amount on the pages we checked, and we are not going to guess at one. Ask for the current figure for the specific address.

What to check before you write an offer

  1. The current-year amount for that address, and whether the seller has paid it for this year.
  2. How it is treated at possession. Adjustments are handled through your lawyer; make sure the purchase contract does not leave it ambiguous.
  3. How you get your credentials after closing — the association asks for proof of residency.
  4. Guest and tenant rules, if you plan to rent the home or host a lot of visitors.
  5. For a condo: whether the lake and Beach Club cost is included in the condo fee or billed to you separately. Do not assume either way; the budget is different. See our Mahogany condo guide and the condo documents centre.
  6. Put it in your monthly carrying cost next to property tax, not as an afterthought.

How this compares with Auburn Bay

Auburn Bay also charges a mandatory annual association fee for its lake, with its own association, rules and amenities. We compare the two communities side by side, with live numbers, in Mahogany vs Auburn Bay.

Quick answers

Is Mahogany Lake open to the public?

No. The lake and Beach Club are for Mahogany residents and their guests, run by the Mahogany Homeowners Association. Without a resident to invite you, there is no public access to the beaches or clubhouse.

Do you have to pay the Mahogany lake fee if you never use the lake?

Plan on it. The association describes the encumbrance fee as a legal requirement that maintains the shared amenities, and access is denied when it is not in good standing — so it is a cost of owning in Mahogany, not an optional membership.

How much is the Mahogany lake fee?

The association does not publish the amount on the pages we checked. It is adjusted yearly by Calgary’s consumer price index, so ask for the current-year figure for the address you are considering.

Can guests use the Mahogany Beach Club?

The association says its facilities are for residents and their guests. Current guest rules are not detailed on the pages we checked, so confirm them with the association.
