The real difference
Both are lake communities in the deep southeast, both have private resident-only lake access with annual fees, and both sit near the South Health Campus and Seton's amenities. The differences that matter are age and scale.
- Mahogany is newer and larger, with the bigger lake and a beach club that functions as the community's social centre. More of the housing stock is recent, and there is still building activity in parts of it.
- Auburn Bay is a little older and more settled — landscaping is mature, construction traffic has largely finished, and the community has found its rhythm.
If you want the newest possible home and the larger lake amenity, Mahogany. If you want a finished community where the trees have grown in and nobody is framing a house across the street, Auburn Bay.
Read the median carefully
A community median is a statement about what sold, not about what a house costs. A community with a lot of apartment condos will show a low median even if its detached homes are expensive, and a quiet quarter at the top end can move the figure without any home changing value.

Both charge lake fees — budget for them
Lake access in both communities is funded by a mandatory annual homeowners' association fee, payable whether or not you use the lake. It is not a condo fee and it does not go away. Ask for the current amount for the specific address before you write an offer, and factor it into your monthly carrying cost rather than treating it as an afterthought.
