Mahogany is still building. Here is who builds there, where the new and quick-possession homes show up, and what to confirm before you sign with a builder.

Who builds in Mahogany

The community is developed by Hopewell Residential. The home builders the community lists are Avalon, Baywest Homes, Calbridge Homes, Excel Homes, Hopewell Residential, Jayman BUILT and Logel Homes. Builder lineups change from phase to phase, so confirm who is actively selling in the phase you like.

For resale homes and the wider market, see Mahogany homes for sale.

Finding new and quick-possession homes

The list below shows Mahogany homes built in 2025 or later, straight from the MLS® feed, so it updates as listings change. Two limits worth knowing: a builder can sell homes that are never listed on the MLS®, and a pre-construction home is invisible to any MLS® search until the builder lists it. The builder’s own site and sales centre show what the feed does not.

A quick possession home is one that is finished, or close to it, so you can take possession in weeks rather than waiting for a build. They are usually priced and finished by the builder, so you choose from what exists instead of choosing the lot and the finishes yourself.

How much of Mahogany is new right now

Checking the current MLS® feed…

That share moves daily. It is a useful reality check on how much of what you see is genuinely new and how much is resale, because a search for “Mahogany new homes” also returns resale homes that happen to be only a few years old.

Three ways to buy new in Mahogany

RouteWhat you getWhat to watch
Build to orderChoose the plan, lot and finishesLongest wait; price can move before the contract is firm; possession dates slip
Quick possessionA finished or nearly finished home, in weeksFewer choices; confirm what is complete and what is not
Newer resaleA home one to three years old from its first ownerWarranty may be partly used; check what the first owner changed

What “laned” means

A laned home has its garage and parking off a rear lane instead of the front street, which leaves the front of the house for the entry and landscaping. Searches for “laned homes in Mahogany” are people looking for that layout. Ask the builder which lots in the phase are laned, and walk the lane itself — it is where you will park, put out the bins and meet your neighbours.

Alberta new home warranty

New homes in Alberta have mandatory warranty coverage under the New Home Buyer Protection Act, for homes where the building permit was issued on or after February 1, 2014. The minimum coverage is one year on labour and materials, two years on delivery and distribution systems (such as plumbing, electrical and heating), five years on the building envelope and ten years on major structural components. Ask for the warranty provider’s name and the home’s warranty documents at possession, and keep them. This is general information, not legal advice — your lawyer reviews the contract.

What to ask a builder

  • What is included in the price, and whether GST is included or added.
  • What the lot, grading and fencing situation is at possession, and who pays for what.
  • The possession date and what happens if it slips.
  • How the Mahogany lake fee is handled at possession — the first year’s fee and any adjustment. See how the fee works.
  • Which show home matches your plan, and what in it is an upgrade rather than standard. Show home addresses and hours change; check the builder’s site.

New builds are a different kind of purchase from a resale. Our new construction guide covers the process in general, and you can have a REALTOR® with you at the sales centre — it costs a buyer nothing extra and the builder’s sales representative works for the builder, not for you.
