Westman VillageMahogany’s condo village, explained

A mixed-use village of condos, shops and a 40,000 square foot Village Centre — and a few specific things worth asking before you buy into it.

What Westman Village is

Westman Village is a mixed-use condominium village inside Mahogany, developed by Jayman BUILT. Instead of a conventional subdivision, it combines residential buildings, retail and a large resident amenity building on roughly 5.5 hectares (about 13.5 acres) beside Mahogany Lake.

The master plan described on the village’s own site includes a Village Centre of about 40,000 square feet, about 26,250 square feet of planned retail, a daycare, a dog park, a marketplace, on-site concierge and security, and two restaurants. Treat that as the plan rather than a tenant list — shops and restaurants change, so check what is open before you rely on any of it.

For the community as a whole, see all Mahogany homes for sale.

The Village Centre

The Village Centre is the owners’ amenity building and the reason people choose Westman Village over a comparable condo elsewhere in Mahogany. Launch coverage of the project described a 40,000 square foot owners’ club with two pools, a wine tasting room, a library, a golf simulator and guest suites. Amenities get adjusted over time, so ask what is in the building today, what is included for owners, and what is booked or charged extra.

What the MLS® data shows for Westman Village

For the building at 12 Mahogany Path SE, the listing data we compile shows a 2018 build year, a typical condo fee of about $785 per month, underground heated and secured titled parking, and pet restrictions. The amenities listed on the MLS® include an indoor pool, fitness centre, clubhouse, guest suite, game court, dog park and bicycle storage. The unit mix seen in listings runs from one-bedrooms of roughly 645 to 806 square feet to two-bedrooms of about 971 to 1,322 square feet. These are typical values compiled automatically, and each unit differs — the building page has the current figures.

That fee is the highest of the Mahogany buildings we track, which is what you would expect from a building that carries an indoor pool and a large owners’ amenity space. Whether it is good value depends on whether you will use those amenities, and on what the fee includes. Ask.

Buildings we cover

Calligraphy was announced as 236 homes across three six-storey buildings, in one-bedroom, two-bedroom, two-bedroom-plus-den and penthouse layouts from about 532 to 2,145 square feet. For the full list of Mahogany buildings, see Mahogany condos for sale.

What to ask before you buy

  • The condo fee and exactly what it includes. A village with an owners’ club is a bigger operation than a typical building, so ask for the budget line by line.
  • The reserve fund study and recent minutes. They show what the corporation has set aside and whether a special assessment is likely. Our condo documents centre explains what to look for.
  • How the Mahogany lake and Beach Club cost is handled for the unit — included in the condo fee, or billed separately. Do not assume; see how the Mahogany fee works.
  • Pet, rental and short-term-rental rules. They vary by building and decide whether a unit suits you or an investor.
  • Parking and storage assigned to the specific unit, in writing.
