What a million buys here
At this level you are generally choosing between an established premium community and a large newer estate home, and the difference is mostly land and age.
- Established premium southwest and northwest — a well-built detached home on a proper lot, walkable, mature trees, good schools. Often 1980s or 1990s construction, frequently renovated.
- Newer estate homes in the outer ring — substantially larger, current finishes, triple garage, developed basement, sometimes a walkout backing green space.
- Inner-city infill — a new detached infill in a central community, modern and low-maintenance, on a smaller lot.
If you are moving here from Toronto or Vancouver
This is the band where relocating buyers most often misjudge the market — usually by assuming a million dollars means the same thing here that it did there, and buying more house than they need in a community they have not driven at rush hour.
The advice we give relocating clients is to rent or wait before committing at this level, and to buy the community rather than the square footage. The extra space is easy to get in Calgary; the right street is not. See the Calgary relocation guide.
Buying the largest house your budget allows is the single most common relocation regret we see, and it usually surfaces about two years in, when the commute has stopped being novel.
A thinner market cuts both ways
There are far fewer buyers at this level than at $500,000, which means less competition when you are buying and a smaller pool when you eventually sell. Homes here can take longer to move, and unusual features narrow the field further. Worth factoring into how long you expect to own it.

What income do you need for a $1 million home?
Buyers assume a seven-figure purchase means 20% down. In Canada it does not, at least not yet: mortgage default insurance is available on purchases up to $1,500,000, so a million-dollar home can still be bought with an insured mortgage.
The minimum down payment here is $75,000 — 5% of the first $500,000 plus 10% of the next $500,000. Twenty per cent is $200,000. Relocating buyers who sold in Toronto or Vancouver usually have the larger figure and should think about whether every dollar of it belongs in the down payment; buyers moving up within Calgary often do not, and the insured route is genuinely open to them.
What does not change with the price: housing costs are tested against 39% of gross income and total debt against 44% on an insured mortgage, property tax and heating on a larger home are correspondingly larger inputs, and you are qualified at the greater of your contract rate plus two percentage points or 5.25%. Since 15 December 2024, first-time buyers and buyers of newly built homes can also use a 30-year amortization on an insured mortgage, which at this price is a meaningful lever.
None of that produces a required income, and we will not invent one. Get a written pre-approval before you shop this band, and see how the ratios treat your existing debt.
