Apartment condos are close to a third of Patterson's dwellings, in low-rise buildings terraced into the escarpment. They are the entry point to a community whose main asset — elevation — is available from an apartment as readily as from a house. several apartment units are listed.
Because the buildings step down the slope below Broadcast Hill, an apartment here can hold the same Bow Valley and skyline sightlines the ridge estates trade on, at a fraction of the cost. Legacy Estates on Prominence Rise, Prominence Heights, Patterson Bluffs on Patterson View, The News on Village Terrace and Village Heights, and La Mesa II on Patterson Hill are the addresses that come up most. The other draw is what sits directly below the community: Edworthy Park, the Douglas Fir Trail and the Bow pathway system put serious trail access at the end of the street rather than a drive away. Most of these buildings date from the late 1980s and 1990s, so suites tend to be generously sized by current standards.
Buildings of this vintage are working through major capital cycles now, so the reserve fund study, the list of completed projects and the fee history tell you more about your future costs than the suite itself does. On a slope-side building, ask directly about envelope, drainage and any water-related history, because the hill puts loads on these structures that a flat-site building never faces. Confirm the specific unit's view, parking and storage rather than assuming the building's typical arrangement applies — and remember there is no CTrain within walking distance.
Buildings and complexes here include La Mesa II (385 Patterson Hill SW), Legacy Estates Condos (550 Prominence Rise SW), Mansions at Prominence, Patterson Bluffs Condos (Patterson View SW) and Prominence Heights Condos (Prominence Heights SW). Each corporation runs its own finances, so two units at the same price can carry very differently.
Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
We keep a page for each of the 6 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying.
Nearby amenities include Edworthy Park, Douglas Fir Trail, the Bow pathway system and Trinity Hills big-box row. Access is via Bow Trail (about 20 minutes downtown), Sarcee Trail and Old Banff Coach Road.
