The villa-style bench is what distinguishes Patterson from its neighbours: bungalow-style attached homes with attached garages, built for buyers who want single-level living and no yard to manage, in a community with Edworthy Park and the Douglas Fir Trail directly below. The complexes are spread across the terraces, so a unit on the upper streets can hold a valley or skyline sightline while one on the lower streets trades that for trail access — the same product type, two quite different propositions. Because the community is fully built and hemmed in by the escarpment, no new attached supply is arriving to compete with it. The spruce and aspen between the complexes have had decades to grow in.

What to watch for

These complexes are in their major-maintenance years, so read the documents before the floor plan: reserve fund, completed capital work, insurance history and where the fee is heading. Establish whether you are buying freehold, conventional condominium or bare-land condominium, because the obligations differ and people use the word townhome for all three. On a sloped site, ask about drainage, retaining walls and how the complex handles winter — the slope streets ice earlier than the flats, and a steep interior driveway is a year-round consideration.

Each corporation runs its own finances, so two units at the same price can carry very differently.

Freehold, conventional condo or bare-land condo

Some townhomes are freehold, meaning you own the land and there is no corporation. Others are conventional condominiums, where the corporation owns the structure. Bare-land condominiums sit in between: you own the lot, the corporation owns the common areas. Confirm which one applies before you compare fees between two listings.

Before you remove conditions

Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
