What the premium buys here is a position that cannot be reproduced — the community is built into the escarpment below Broadcast Hill, hemmed in by Edworthy Park below and established communities around it, so the inventory of true view and ravine lots is finite. The best of these homes combine a walkout working the slope, a triple garage and a larger lot, with a panorama running from the valley to the skyline. Compared with the estate markets in Aspen Woods and Springbank Hill, Patterson's top end starts lower, which has long made it the way onto a west-side ridge for buyers who want the view more than the newest build. The stock is late-1980s and 1990s, so the strongest listings are usually the ones that have been carried forward properly.
Verify the panorama from the actual rooms, at more than one time of day and in more than one season — mature trees on a slope change what you see between July and January. On an escarpment lot, grading, drainage, retaining structures and how the driveway performs in winter deserve as much attention as the finishing. And at this vintage, price in the difference between a home whose roof, windows, envelope and mechanicals have been updated and one where they have not, because at this level that gap is real money.
At this level buyers are usually paying for view estates in Patterson Heights and the Prominence with Bow Valley and skyline panoramas, walkout basements working the slope, triple garages and mountain and valley views.

A single citywide luxury cut-off would be meaningless across West Calgary — the thresholds on these pages run from a few hundred thousand apart to well over a million. Patterson’s figure comes from where the top fifth of its own current listings begin.
Nearby amenities include Edworthy Park, Douglas Fir Trail, the Bow pathway system and Trinity Hills big-box row. Access is via Bow Trail (about 20 minutes downtown), Sarcee Trail and Old Banff Coach Road.
