Calgary Listings Group is a real estate team of 4 licensed REALTORS® working under the brokerage eXp Realty: Crystal Tost, Tyler Tost, Heather Gardiner Doetzel and Kelly Fraser. Crystal Tost has been a licensed Calgary REALTOR® since 1997, which is 29 years of practice in one city. The team works with buyers and sellers across Calgary and the surrounding towns.
Calgary Listings Group is a team name, not a brokerage. The brokerage of record for every transaction is eXp Realty, and the website you are reading is calgarylistings.com.
Every member of the team is licensed by the Real Estate Council of Alberta (RECA), the provincial regulator. RECA publishes a public licence search, so any claim on this page about who is licensed can be checked there rather than taken on trust. The team are members of CREB®, the Calgary Real Estate Board, which operates the MLS® System our listings and our market figures come from.
Alberta uses designated agency: the individual REALTOR® you hire represents you, not the brokerage as a whole, which is why two agents from the same brokerage can be on opposite sides of a deal while each still represents their own client. Two caveats we apply to our own figures and would want you to apply to anyone's. A sale-to-list ratio only means something beside the market's figure for the same months, because the whole market moves. And the seller figures describe how we sell; they say nothing about homes we helped clients buy. If you want to see what sits behind a number, ask us.
Like every brokerage in Alberta, our commission is negotiable and agreed in writing; the structure commonly seen in the Calgary market, and the one most of our listing conversations start from, is 7% on the first $100,000 of the sale price and 3% on the balance, plus GST. There is no set rate in Alberta. The figure that applies to your sale is the one written into your listing agreement before the home goes on the market, and it can differ from the structure above.
Commission is paid from the sale proceeds at closing, through your lawyer, not as a separate bill. GST is charged on the commission because it is a service fee, and it is shown on the statement of adjustments. Buyers typically do not pay their REALTOR® directly: the listing brokerage ordinarily offers a portion of the agreed commission to the brokerage that brings the buyer.
