New houses in Winston Heights/Mountview go up on lots that already had one, which is the whole point of this filter. The Winston Golf Club sits in the middle of the community and works as a greenbelt, which is why the interior streets read quieter than the location suggests — Edmonton Trail, 16 Avenue and Deerfoot all run along the edges, downtown is about eight minutes, Bridgeland is minutes south and the airport is an easy run north. Because the original parcels are generous by inner-city standards, a rebuild here can be a full-size detached house rather than the tight footprint infill often produces, and that space is a large part of what the new builds are selling. Mountview's grid to the south is the quieter half. On zoning, do not work from an older listing or article: Calgary repealed its citywide rezoning in 2026 and most parcels reverted, so the designation is specific to the lot. Ask whether the lot was subdivided. An original house on a generous parcel and a new house on half of one are different long-term assets even when they sit side by side, and that question does more work here than anywhere else in the inner north. Compare an infill against other infills rather than against the mid-century originals around it. Ask who built it, look at their earlier projects, and separate a builder sale from a resale of a recent build — Alberta's new home warranty runs in tiers from the date of possession and only the balance transfers. If the home is one of an attached pair, read the party wall agreement and confirm how shared services and maintenance are handled. A suite is legal only when permits and the City's registry say so. And stand outside on the specific street before you decide: some northern blocks sit under the airport flight path, and a new house does not change what you hear.

The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.
Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.
The streets buyers ask about most here are the streets backing or facing the Winston Golf Club fairways, the infill blocks where originals have been replaced, the original bungalow and two-storey blocks on generous lots, Mountview's quieter southern grid nearest Bridgeland and the western blocks closest to the Edmonton Trail corridor. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.
New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
