In most inner-city communities a 2015-or-later search is effectively a house search. West Hillhurst is the exception worth flagging: a meaningful share of its newer stock is apartment condo rather than detached or half duplex. The houses that do come up are genuine infill — new builds standing on lots that already carried a home, usually an original or a post-war bungalow removed to make room. What West Hillhurst actually offers here

West Hillhurst has been redeveloping long enough that the newer houses span several build generations, which is genuinely useful — you can stand on one street and compare an early infill against a recent one. The reason builders keep coming is the land: the 2021 census records just over a quarter of the community's dwellings as built in 1960 or earlier, on a leafy grid along the Bow with its own outdoor pool and rink, Kensington a walk east, the Foothills Medical Centre and the Alberta Children's Hospital minutes west and downtown about seven minutes off. On a lot that central, an original house is worth less than the site under it. What replaces it is usually three storeys, or two above a developed lower level, with a rear garage off the lane and often a lower level built to be suited. What to watch for

Because so much of what is new here is apartment, be deliberate about which market you are actually shopping. A new apartment and a new half duplex are not alternatives to each other, and the comparables for each sit in different parts of the market. Once you are looking at houses, compare an infill against other infills of a similar vintage rather than against the character homes beside it. Ask who built it and when, look at their earlier work, and separate a builder sale from a resale of a recent build — Alberta's new home warranty runs in tiers from the date of possession, so a resale carries only what is left of those windows. On a half duplex, ask specifically about party wall construction and sound transfer, and confirm how the roof, drainage and any shared services are dealt with in writing. A suite is legal only if permits and the City's registry say so. And check what sits behind and beside the lot: Memorial and Crowchild carry the edges, and a new house on an old street can back onto anything.

What counts as infill on this page

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.

How infill differs from suburban new construction

Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.

Where the rebuilding is concentrated

The streets buyers ask about most here are the river-adjacent blocks — the southern streets near Memorial and the Bow pathways, the infill heartland — the central grid where semis and infills have replaced originals in volume, the character-home streets — remaining originals and bungalows priced on land and block, the pool-and-rink core — the blocks around the community association's outdoor pool and rink and the 19th Street pocket — the community's own walkable cafe and restaurant strip. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.

What to check before you buy a new build

New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.

Nearby amenities include West Hillhurst Community Association outdoor pool and rink, the 19th Street NW cafe and restaurant pocket, Kensington shops and restaurants, a walk east and Helicopter Park. Access is via Memorial Drive — downtown in about seven minutes, Crowchild Trail and Kensington Road NW.
