What to watch for

A high asking price is not evidence of a well-built house, particularly in a market where a lot of the top-end product is recent. Go through the exterior envelope, roof, windows, mechanical systems and any custom or smart-home systems, and ask what the remaining warranty actually covers. Confirm the land-use designation on the neighbouring lots before you assume the streetscape will settle — in an actively upgrading community, the house beside a new build is often the next one to go.
