Redevelopment works here because the original lots are central enough to carry the finished price — SAIT sits immediately south, Confederation Park runs along the northern and western edge, the community pool and arena anchor daily life, and Centre Street or 10 Street reaches downtown in about ten minutes. A builder clearing a bungalow on a lot like that can usually put two homes where there was one, which is why so much of what has arrived is a matched pair. Expect three storeys, or two above a developed lower level, a detached garage off the lane, and often a lower level framed for a suite. Because the wave has been running for years rather than months, the stock spans several build generations, and you can compare an early infill with a recent one nearby. Do not price a new build off a bungalow sale or a bungalow off a new build — on these streets they are neighbours, which makes the mistake easy and expensive. Compare within vintage, and treat a 2016 infill and a 2024 one as different products. Ask who built it, look at their earlier projects with your own eyes, and find out whether the seller is the builder or an owner reselling a recent build, because Alberta's new home warranty runs in tiers from possession and only the remainder transfers. On a half duplex, get the party wall arrangement, shared services and any maintenance obligations in writing, and listen for sound transfer before you remove conditions. A basement suite is legal only when the permits and the City's registry say it is, whatever the remarks claim. And stand on the block at rush hour: 16 Avenue, Centre Street and Edmonton Trail carry the edges while the interior stays quiet, and a new house does not change which one you are on.

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.
Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.
The streets buyers ask about most here are the modern infills — where character homes have been replaced by new infills and semis, the character-home streets — original bungalows and two-storeys priced on land, condition and location, the Confederation Park side — the northern and western blocks toward the park and its golf course, the community-hub core — the blocks around the Mount Pleasant pool, arena and community association and the SAIT side — the southern blocks nearer SAIT and 16 Avenue, with strong rental demand. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.
New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
