The location does more work than the community's reputation suggests. Windsor Park is a compact mid-century grid between Chinook Centre and Britannia Plaza, with the Chinook CTrain a short walk east, Sandy Beach, River Park and the Elbow pathways a short walk west, and downtown roughly ten minutes by car. The mid-century lots are the right width for a paired build, and the blocks nearest Britannia let a new home borrow that village's setting without its address — which is the arbitrage the builders here are actually running. Ownership sits at 37% against Calgary's 69%, and average household size is 1.8, so a new house arrives in a community built mostly for smaller and renting households. That is worth understanding before you buy into it.

What to watch for

Never price a Windsor Park infill off a community average. The averages here are condominium-led and describe an entirely different market. The only fair comparison is other recent houses, and with so few of them locally you will likely need to look at Britannia, Elboya and Meadowlark Park as well — accepting that those are near-matches rather than matches. Walk the block, because this grid varies street by street and a brand-new house can back onto anything. Macleod Trail and Elbow Drive carry real traffic and Chinook's draw reaches the eastern edge, so visit at peak hour. Ask whether the sale is builder-owned or the resale of a recent build, since Alberta's new home warranty tiers run from the original possession date rather than from yours. On a half duplex, read the party wall agreement and confirm the shared services. And check the parcel's current land use designation instead of relying on an older R-CG reference — the 2024 citywide rezoning was repealed effective 4 August 2026.

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.

How infill differs from suburban new construction

Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.

Where the rebuilding is concentrated

The streets buyers ask about most here are The western blocks toward Britannia, where the infill wave and the community's premium sit, The eastern blocks nearest Chinook Centre and the CTrain, The blocks nearest Sandy Beach and River Park, The interior bungalow streets and The apartment blocks along the Macleod side. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.

What to check before you buy a new build

New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
