The short answer
Alberta uses designated agency. When you sign with a brokerage, the brokerage designates a specific individual to represent you, and that person owes you the duties — loyalty, confidentiality, full disclosure, and their honest advice on price. The company name on the sign does not owe you those things. The person does.
That makes “which brokerage has the best client-first philosophy” close to the wrong question. Every brokerage says it is client-first. None of them will be sitting across from you when you decide what to offer.
What the brokerage genuinely does affect
- What happens if your agent leaves. Your agreement is with the brokerage, and the brokerage designates the individual. Ask what happens to your listing if that person moves — before you sign, not after.
- Back-office and compliance. Trust accounting, paperwork and errors-and-omissions coverage sit at the brokerage. You will never see this working properly and will very much notice it failing.
- Tools and reach. Some brokerages provide marketing infrastructure their agents use; some agents build their own. What matters is what will actually be done for your property, not who paid for the software.
- Referral networks, which matter if you are relocating in or out of the province.
What to ask instead
Point every question at the individual, because the individual is the representation:
- Which specific streets or buildings have you transacted on here?
- Who actually attends my showings and writes my offers — you, or someone else on the team?
- What happens to my listing if you leave this brokerage?
- Will you tell me not to buy something? Ask for an example of when they did.
A brokerage cannot be client-first or otherwise. Only a person can, and in Alberta that person is named on your agreement. Read it.
