Below it sits the rebuilt Marda Loop high street, with Richmond Green's diamonds and park space on the southwest edge and River Park's valley minutes east. Downtown is about eleven minutes by car and Mount Royal University about two. At this level buyers are looking at architecture, finish quality, lot placement, privacy, garage space, ceiling heights, kitchen design and outdoor living, and the best homes here are the ones designed around the outlook rather than merely located near it.

What to watch for

Verify the sightline from the actual rooms, on more than one floor — a storey matters up here, and a neighbour's future build can change what you see, so check what the surrounding lots are zoned to become. Construction quality is the variable that does not photograph: walk the builder's earlier work, ask who framed and who did the mechanical, and get an independent inspection on a new home. Asking prices for similar product range widely in this community, so anchor on what comparable homes actually sold for. And west of Crowchild, read the Westbrook Local Area Plan before you commit to a position.
