Richmond Detached Homes for Sale

Detached houses in Richmond come in two forms that share the same streets: original mid-century homes carrying the land value beneath them, and new detached infills built to use it. The 2021 census puts single-detached at roughly a third of dwellings, ahead of semi-detached and low-rise apartment — but the mix on any given block depends entirely on how far the redevelopment cycle has reached it. several detached homes are for sale.

What Richmond actually offers here

Richmond — Richmond/Knob Hill on the older maps — sits on the inner city's western high ground, and the elevation is the point. The northeastern streets carry genuine downtown-skyline sightlines, and view premiums on the homes built for them are real. Below the community runs the Marda Loop high street on 33rd and 34th Avenue, freshly rebuilt, with the Safeway and the restaurants a walk away. Richmond Green's ball diamonds, park space and family golf centre anchor the southwest edge, and River Park's off-leash valley is minutes east. Downtown is about eleven minutes by car and roughly eighteen by transit, Mount Royal University about two. Marda Loop School, Lycée Louis Pasteur and Clear Water Academy are close, with Western Canada High serving the area.

What to watch for

Asking prices here range widely for similar-looking homes, so check what comparable infills actually sold for rather than what they are listed at. Compare a new build against the block's better builders — construction quality is the main difference between two infills at the same price — and get an independent inspection. On an original, price it as a land position and inspect it as a mid-century house. Verify any skyline sightline from the actual rooms, since a storey matters on the high ground. Check what the lot next door is zoned to become. And note that west of Crowchild the Westbrook Local Area Plan guides what comes next.

What detached housing in Richmond looks like

A community mid-transformation. New half-duplex and detached infills lead what trades, original mid-century homes carry the land value beneath them, and low-rise condos sit along the corridors. The 2021 census dwelling mix is led by single-detached (36%), then semi-detached (24%) and low-rise apartment (18%) — the semi-detached share is the infill cycle showing up in the data.

Styles you will see

Common forms here include new half-duplex infills, new detached infills, original mid-century homes on land value and low-rise corridor condos.

The lot is usually the asset

On an established inner-city street the land carries most of the value, and two houses of the same size can be priced very differently because of what the lot allows. Frontage, whether there is a laneway, and what the current land use district permits are worth confirming with the City for a specific address before you assume a redevelopment or an addition is possible.
