Ceiling height, custom kitchen design, outdoor living and privacy are the finishing points buyers at this level actually compare.
At this level the view is the asset, so verify it from the rooms that matter and at different times of day — a sightline described from the curb is not the sightline from the primary bedroom, and mature trees change what you see between summer and winter. Ask what could be built or grown between the home and that view, and go over grading and drainage on a sloped estate lot before you fall for the yard. Buyers in this band shop Aspen Woods, West Springs and Springbank Hill side by side, so a high asking price on its own says nothing about how well the home was built; the envelope, roof age, windows and mechanicals still need a proper look.
At this level buyers are usually paying for walkout basements, triple garages, mountain or valley views and custom and semi-custom finishing.
The higher-priced streets and pockets include Aspen Ridge, Aspen Leaf, Aspen Meadow, Aspen Summit and the ridge streets (including Aspen Summit Heights) and Aspen Stone.
A single citywide luxury cut-off would be meaningless across West Calgary — the thresholds on these pages run from a few hundred thousand apart to well over a million. Aspen Woods’s figure comes from where the top fifth of its own current listings begin.
