Townhomes are the smallest slice of the Aspen Woods market, and they cluster in named projects rather than spreading across the community. Most are attached homes near Aspen Landing and on the Aspen Hills side, built alongside the detached streets from the mid-2000s onward. several row and townhouse listings are available.
This is the format that buys a family the Aspen Woods school run and Aspen Landing on foot without an estate-home price, which is why turnover is thin and the good units do not linger. Projects such as Mosaic of Aspen Hills and Villas at Aspen Heights each have their own footprint, garage arrangement and fee structure — attached garages and multi-level plans are common, and some units sit on the same grade change the detached streets do. Because the community is young, these complexes are still early in their capital cycle compared with the 1990s attached stock elsewhere on the west side. The trade-off is that the selection is narrow enough that you are usually choosing between projects, not between units.
"Townhome" covers freehold, conventional condominium and bare-land condominium here, and the three carry very different obligations — establish which one you are buying before you assume the fee tells the whole story. Where there is a condominium corporation, the documents outrank the finish: fees, reserve fund planning, insurance, pet and parking rules. Look closely at where the unit sits within its complex as well, since interior units, end units and units facing visitor parking do not resell the same way.
Buildings and complexes here include Gallant Ridge Condos (211 Aspen Stone Blvd SW), Mosaic of Aspen Hills Townhomes (Aspen Hills Green SW), Seventeen Hundred at Aspen Estates, Valmont and Villas at Aspen Heights (Aspen Ridge Square SW). Each corporation runs its own finances, so two units at the same price can carry very differently.
Some townhomes are freehold, meaning you own the land and there is no corporation. Others are conventional condominiums, where the corporation owns the structure. Bare-land condominiums sit in between: you own the lot, the corporation owns the common areas. Confirm which one applies before you compare fees between two listings.
Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
We keep a page for each of the 6 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying.
