Altadore vs Marda Loop where should I buy?

This one has a short answer that saves people a lot of confused searching: they are not two communities.

ⓘ  Last updated August 29, 2026.

Marda Loop is a district, not a community

Marda Loop is the commercial stretch along 33rd and 34th Avenue SW — the shops, restaurants and businesses. It is a business revitalisation zone and a strong neighbourhood identity, but it is not a City of Calgary community and it does not exist as a community in the MLS® system.

That is exactly why we maintain a Marda Loop homes for sale page — it pulls together the listings across the surrounding communities that people actually mean when they search the name. We do the same for Kensington, which has the same character: everyone knows where it is, and no MLS® field says so.

The homes people mean when they say "Marda Loop" sit in one of three actual communities:

  • Altadore — south and west of the shops, the largest of the three, and where most of the infill activity has happened
  • South Calgary — immediately north of 33rd Avenue
  • Garrison Woods — the planned former military lands to the west, distinct in character and layout

Why the distinction actually matters

It matters for two practical reasons. Comparable sales have to be drawn from the right community — Altadore, South Calgary and Garrison Woods do not price identically, and pricing an Altadore infill off a South Calgary sale gets you a wrong number. And a listing advertised as "Marda Loop" may be several blocks from the shops, which is a real difference in daily life if walkability is the reason you are buying here.

When a listing says Marda Loop, ask which community it is actually in and how far it is from 33rd. The answer varies more than the marketing suggests.

Read the median carefully

A community median is a statement about what sold, not about what a house costs. A community with a lot of apartment condos will show a low median even if its detached homes are expensive, and a quiet quarter at the top end can move the figure without any home changing value.

Use the medians above to understand the mix of housing in each community. To compare like with like, compare a specific property type — which is what the individual community pages break out.

Still deciding? Ask us the real question.

Most of what we do is help people work out what they actually want before they look at a single house. That conversation costs nothing and it usually saves months.
