Infill happens where the land is worth more than the house standing on it, and Altadore reached that point earlier than most of Calgary. A post-war bungalow on a full-width lot within a walk of the 33rd and 34th Avenue shops is worth more as a site than as a home, so a builder buys it, clears it, and puts up either one large detached house or two attached ones in its place. What arrives is fairly consistent: three storeys, or two above a developed lower level, a detached garage off the lane, and frequently a lower level framed to be suited. The address does not change with the build — Altadore School, River Park and the Sandy Beach valley are where they always were, downtown runs about fourteen minutes and Mount Royal University about six. Zoning is the part that did change. Calgary's citywide rezoning was repealed in 2026 and most parcels reverted to their earlier designation, so what the lot beside you can become is now a parcel-by-parcel question rather than a citywide answer. Compare an infill against other infills. The bungalow two doors down is a land position with a house on it, not a comparable, and a 2016 build is not a clean comparable for a 2024 one either — specification and finish moved over that stretch. Ask who built it and go and look at that builder's earlier work in person rather than in photographs. Establish whether you are buying from the builder or buying a resale of a recent build, because the warranty position differs: Alberta's new home warranty runs in tiers from the date of possession, so on a resale you inherit whatever is left of those windows rather than starting them. On a half duplex, read the party wall agreement and confirm how the roof, the drainage and any shared services are handled. If a suite is part of the value, permits and the City of Calgary's registry settle whether it is legal — the remarks never do. And walk the lot itself: a brand-new house on a 1950s street can still back onto a lane, an avenue, or a cleared site waiting for its own crew.

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.
Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.
The streets buyers ask about most here are the infill core — the interior streets where redevelopment runs hottest, the River Park edge — the western streets against Sandy Beach and the Elbow valley, the Marda Loop edge — the northern blocks along 33rd and 34th Avenue, the luxury infill streets — where architect-designed builds set the community's ceiling and the remaining originals — post-war and character homes priced as land positions. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.
New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
