Calgary Real Estate Since 1997

Crystal Tost began selling Calgary real estate in 1997. CalgaryListings Group — the team she leads alongside Tyler Tost — works with buyers and sellers across every Calgary quadrant, from first-time purchases to relocation clients to investors, under the brokerage eXp Realty.

Nearly three decades in one city means having watched it change: which communities densified, which held their character, how buyer expectations shifted as new construction moved further out and infill moved further in. That's not a credential you can put a number on — but it shows up in how a listing gets read, priced and negotiated. Read Crystal's full biography →

Why Tenure Actually Matters

What Experience Changes

Pricing

Recognizing when comparable sales don't tell the whole story — a listing three streets over isn't automatically comparable.

Location

Understanding how micro-location — which side of the street, what it backs onto — affects resale years later.

Property Condition

Knowing which cosmetic issues are nothing and which ones signal something worth investigating further.

Negotiation

Knowing when to compete for a property — and when walking away is the better outcome.

Market Cycles

Recognizing that a strategy that worked two years ago can be exactly wrong today.

Resale

Thinking about the next buyer before the current one has even closed.

A Real Differentiator

Sometimes the Best Advice Is Not to Buy

Our job isn't to convince a buyer to purchase a property. It's to help them understand it. That sometimes means telling a client we think it's overpriced, the location concerns us, the renovation quality needs investigation, the resale may be difficult, the condo documents raise questions, or the numbers just don't make sense as an investment.

And sometimes it means telling them: this one is worth pursuing.

"Crystal drove traffic to our listing, was responsive to our concerns, and did a phenomenal job when it came to negotiating the sale of the house."

— Richard M., seller

"She sold our home in a difficult market and then found us another home which we had to bid against other buyers for. She flawlessly navigated the bidding war."

— Jane R., first-time buyer

— Heather, first-time buyer

Our Calgary Real Estate Advice

Our Process

How We Approach a Real Estate Decision

1

Understand the objective — what you're actually trying to accomplish, not just the search filters.

2

Understand the market — current conditions specific to the community and price point.

3

Evaluate the property — condition, layout, location, and what a photo won't tell you.

4

Evaluate the numbers — comparable sales, not just the asking price.

5

Identify the risks — what could go wrong, and whether it's manageable.

6

Build the strategy — how to actually win, or how to walk away well.

7

Negotiate — price is only one part of an offer.

8

Complete due diligence — inspection, documents, financing — before it's final.
