Apartment-style condominiums are a substantial part of Sunnyside and they are the reason a great many people can live here at all. The buildings span many vintages, from older walk-ups to newer construction, and they sit on the same walkable blocks as the character cottages and the infills. Sol of Sunnyside, Sunnyside Condo, Annex 310 and Pixel Condos are among the buildings people ask about. Condominium townhomes are listed separately. several apartment units are listed.
An apartment here buys the community's whole argument at its lowest entry point: the Sunnyside CTrain one stop from downtown, the Peace Bridge fifteen minutes on foot, Kensington's cafes and shops as your main street, the Bow pathways at the southern edge and Prince's Island across the river. For a good number of owners here, not driving to work is the actual lifestyle rather than an aspiration. The blocks nearest the station carry the strongest transit convenience and rental demand; the northern blocks rising toward McHugh Bluff trade a longer walk for quieter streets and, higher up, glimpses of the skyline.
Vintage varies enormously between buildings, and so does condition — read the reserve fund study properly rather than glancing at the fee. Establish exactly what the fee covers before comparing one building against another, since heat, water and parking are not handled the same way everywhere. Confirm whether parking is titled or assigned and whether a stall is included at all, and check the bylaws for pet, rental and short-term-rental restrictions. On river-adjacent buildings, ask about flood history, insurance and any mitigation carried out, given that parts of the community were affected in 2013. And visit at rush hour and on a weekend evening — Memorial, 10 Street and Kensington Road are livelier than a Tuesday viewing suggests.
A genuinely wide range on the same walkable blocks: early-1900s character homes and workers' cottages, apartment and low-rise condos across many vintages, and modern infills — heritage and new construction side by side. Because a cottage, a condo and a river-adjacent infill are very different assets within a block of each other, the community average says little and product type does most of the work.
Buildings and complexes here include Sol of Sunnyside (716 3 Avenue NW), Sunnyside Condo (315 9A Street NW), Annex 310 (327 9A Street NW) and Pixel Condos (235 9A Street NW). Each corporation runs its own finances, so two units at the same price can carry very differently.
Condominium vintages vary enormously on these blocks, from older walk-ups to recent construction, so the individual corporation matters far more than the community average. On river-adjacent buildings, ask about flood history, insurance and any mitigation carried out — parts of Sunnyside were affected in 2013 and mitigation work has continued since.
Close to the core, a stall can be titled, assigned or rented from the corporation, and some units have none at all. Which of those applies changes what you can sell later as much as what you can park today, so confirm the stall’s legal status on the title and the condominium plan rather than from the listing photos.
Read the reserve fund study, the financial statements, the last two years of board minutes, the bylaws and the insurance certificate. A low fee on a thin reserve is not a saving — it is a special assessment you have not received yet.
We keep a page for each of the 6 corporations we track here, with the building’s own listings, fees and what the documents tend to show. They are a better place to start than a unit listing, because the corporation is most of what you are buying. Each address is confirmed against the MLS® record for Sunnyside rather than taken from a building label.
Nearby amenities include the Kensington district — cafes, restaurants, pubs and boutiques, Kensington grocers and Safeway, the 10 Street NW shops and Bow River pathways. Access is via Sunnyside CTrain Station — one stop from downtown, the Peace Bridge — downtown on foot in about 15 minutes and Memorial Drive.
Alberta uses designated agency: the individual REALTOR® you sign with represents you, not the brokerage as a whole. If another agent at the same brokerage happens to have the listing, your representation and the confidentiality of what you have told us do not change.
We will set a saved search for Sunnyside apartment condos and send it to you as listings appear — no obligation, and you can stop it any time.
