Renfrew's 2015-or-later houses are the visible end of an infill wave that has been running here for years. Each one replaced something: a mid-century bungalow on an established lot, removed to make room for a larger custom home or a pair of attached ones. That is the distinction worth holding on to — a new house in a new community is new construction, and a new house on a Renfrew lot that already had one is infill. Position is what pays for the rebuild. Renfrew sits on the hill northeast of downtown above Bridgeland, and the streets along the south and west edges look out over the escarpment at the skyline — an outlook priced separately from the house attached to it. Edmonton Trail and 4 Street NE reach downtown in six to eight minutes, Bridgeland's restaurants are at the bottom of the hill, and the community association's outdoor pool, rink and athletic park anchor the family blocks. The 2021 census records more than half the community's dwellings as built before 1981, so there is plenty of original stock for a builder to work with, and on a lot with that location the land is worth more than the bungalow on it. What replaces it is typically three storeys, or two above a developed lower level, with a detached garage off the lane. View is the variable that catches people here, and it matters most on a new build because you are often paying for it. Confirm what the house actually sees from inside, and ask what could be built on the lots in front of it — a skyline outlook that depends on a low bungalow across the street is borrowed rather than owned. Compare within vintage: a custom infill and an original bungalow on the same avenue answer to different buyers, and pricing one off the other is the most common error on this grid. Ask who built it and inspect their earlier work. Work out whether this is a builder sale or a resale of a recent build, since Alberta's new home warranty runs in tiers from possession and only the remainder passes on. On any attached pair, read the party wall agreement and the arrangements for shared services. Treat a suite as unproven until permits and the City's registry confirm it. And walk the street at peak — Edmonton Trail, 16 Avenue and the Deerfoot edges carry real traffic while the interior hill streets do not.

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.
Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.
The streets buyers ask about most here are the ridge streets along the south and west edges with downtown skyline views, the infill blocks where bungalows have already turned over, the original bungalow blocks priced on land and condition, the southern blocks closest to Bridgeland and the family blocks around Renfrew Athletic Park, the pool and the rink. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.
New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.
