Foothills Medical Centre, the Alberta Children's Hospital and the University of Calgary are all close, which shapes who competes for these homes. Some have river or city outlooks; most do not, and that difference is priced.

What to watch for

The two halves of a pair are not interchangeable. Sun exposure, garage access, drive width, corner position and which side faces the river or the neighbour all move value, so compare the specific half. Ask who built it and ask for the new-home warranty documentation. Test the party wall for sound before conditions come off. Because the community runs along the Bow, confirm flood history, overland flood mapping and insurance availability for the specific address rather than the community. And check what the neighbouring lots are zoned to become, since the redevelopment here is not finished.

What a half duplex actually is

Two homes sharing one wall. In Calgary a semi-detached home is usually freehold: each half sits on its own titled lot with no condominium corporation, which is the part buyers most often get wrong. Some are bare-land or conventional condominiums instead, with a fee and a board. The title and the listing’s ownership type settle it — two identical-looking halves on the same block can be held either way.

Why Parkdale has so many

A single inner-city lot that can be redeveloped as two attached homes carries its land cost across two sales instead of one. That arithmetic is what has been rebuilding these streets, and it is why the newest housing in Parkdale is more likely to be attached than detached, and why a half duplex here is often the newer, larger and better-finished home on the block rather than the compromise.

The party wall is the thing to inspect

Ask what the wall is built of and how far it goes: a wall that runs to the underside of the roof deck, with proper fire separation and no shared framing, is a different home to live in than one that stops at the ceiling. Sound transfer is the most common regret. Where the two halves are held freehold, check whether a party wall agreement is registered on title and what it says about maintenance, insurance and access for repairs.

Shared services and shared decisions

Confirm the water, sewer and gas services are separate rather than shared through the neighbouring half, and find out who owns the fence, the walkway and the drainage between the two properties. On a new build, ask for the Alberta New Home Warranty documents and confirm what remains of the coverage — it runs from the date the home was first occupied, not from your possession date.

Where the infill is going

The streets buyers ask about most here are the riverside homes closest to the Bow, the luxury infill streets where bungalows have been replaced, the riverside condominium buildings, the character-bungalow streets still awaiting redevelopment and the hospital and university side, closest to Foothills and the Alberta Children's Hospital.

Getting around

Nearby amenities include the Bow River pathways, Edworthy Park and the Douglas Fir Trail, the Parkdale and West Hillhurst shops and Foothills Medical Centre and the Alberta Children's Hospital. Access is via Memorial Drive — roughly eight to ten minutes to downtown, Crowchild Trail and the Bow River pathway network as a direct cycle route.
