Parkdale's new houses are replacements rather than additions. The 2021 census records 28% of dwellings as built in 1960 or earlier, and the homes on this page went up on those lots after a bungalow came off them. The product runs to the upper end here — detached infill more often than half duplex, three storeys or two above a developed lower level, garage off the lane — because the riverside address supports it. What Parkdale actually offers here

Parkdale rebuilt itself because of what sits within walking distance of the lot. The Bow River pathways are at the door, Edworthy Park and the Douglas Fir Trail are minutes west, and Memorial Drive runs downtown in roughly eight to ten minutes. Foothills Medical Centre, the Alberta Children's Hospital and the University of Calgary are alongside the community, and the census shows it: health care and social assistance employs 23% of working residents, 81% hold a post-secondary credential, and median household income was $114,000 in 2020 against $98,000 city-wide. Ownership runs 61%. That is a buyer pool with the income to fund a new build and a professional reason to be exactly here, which is why the land under an original bungalow has been worth more than the bungalow for years.

What to watch for

Compare the infill against other infills. An original bungalow on the same street is a land position wearing a house, and it is not a comparable. Because this community runs along the Bow, ask the water questions on a new build too — overland flood mapping for the specific address, how the lot was graded and drained, where meltwater goes, and what insurance is available. A new house does not exempt a low lot. Verify any river or skyline outlook from the rooms themselves, and ask what could still be built on the lots between you and it. What counts as infill on this page

A house built from 2015 onward, on a lot inside the established city that already had a house on it. The search is the year the home was built together with the ground-oriented property types — detached, semi-detached and half duplex, row and townhouse, and full duplex. New apartment buildings are deliberately excluded. A year filter on its own would put new tower units on this page, and in some inner-city communities that is almost all the new construction there is, which would make the word “infill” mean something it does not.

How infill differs from suburban new construction

Both are new houses, and almost nothing else about them is the same. An infill sits on an existing lot on an existing street, usually narrow, often with a lane, surrounded by mature trees and houses of another era, with services and schools already there. A new suburban house sits on a new lot in a new community where the amenities are still being built. Infill trades the larger lot and the garage you park two cars in for a location that is already finished, and it costs more per square foot for exactly that reason.

Where the rebuilding is concentrated

The streets buyers ask about most here are the riverside homes closest to the Bow, the luxury infill streets where bungalows have been replaced, the riverside condominium buildings, the character-bungalow streets still awaiting redevelopment and the hospital and university side, closest to Foothills and the Alberta Children's Hospital. Rebuilding runs block by block rather than evenly, so two streets in the same community can feel a decade apart.

What to check before you buy a new build

New does not mean unexamined. Get an independent inspection — a house finished last year can still have grading, drainage or mechanical problems, and they are cheaper to argue about before possession. Ask who the builder is and walk two or three of their earlier projects. Confirm which new home warranty the house carries and how much of its coverage is left: it runs from the date the home was first occupied, not from your possession date. Check that the landscaping, fencing and garage are actually included, because they are often the items still outstanding.

Schools associated with the area include public and separate schools serve the area — verify the catchment for the specific address and the University of Calgary is minutes away.

Getting around

Nearby amenities include the Bow River pathways, Edworthy Park and the Douglas Fir Trail, the Parkdale and West Hillhurst shops and Foothills Medical Centre and the Alberta Children's Hospital. Access is via Memorial Drive — roughly eight to ten minutes to downtown, Crowchild Trail and the Bow River pathway network as a direct cycle route.
