At the upper end that produces carefully restored character homes on the tree-lined streets and architect-driven infills built to face the river or the downtown skyline from the higher ground. The best of the apartment stock competes at the same level in a different way, through concrete construction, secure titled parking and outlooks the character streets do not have.

What to watch for

On a restored character home, ask what was done, when, by whom and under what permits, and have the foundation, structure, wiring, plumbing, insulation, windows, roof and drainage assessed by someone used to older buildings. On a premium infill, ask about the builder and the remaining warranty. If an outlook is part of the price, confirm it from inside the home in more than one season and ask what could be built in front of it. And be honest with yourself about the district: Kensington Road, Memorial Drive and 10 Street carry traffic and evening activity, which is inseparable from the walkability you are paying for.
