Interprovincial migration and a broader economic base have changed the picture since then, but the more useful point today is that Calgary no longer moves as one market: detached, row and apartment housing are on visibly different paths, and a citywide average now hides more than it explains.

The Calgary Housing Market Today
The defining feature of the current Calgary market is segmentation. The city no longer moves as a single market. Luxury properties over $1M have held up better than the market as a whole: across the Calgary communities whose detached median sits at or above $1M, the median change was about +7% year over year in the twelve months to July 2026, with 15 of 25 up. That is a genuine segment strength, not a universal one — seven of those communities were down over the same period. The condo market is the softest segment in the city right now, not the strongest: as of CREB®’s August 2026 release the apartment benchmark was $295,400, down about 8% year over year, with row and townhouse down about 5% — against roughly 1% for the city overall. That is a buyer’s argument, not a seller’s, and it is worth saying plainly. Inner-city and downtown Calgary buildings vary widely within that average.
Detached homes in Calgary's established west-end communities — Aspen Woods, West Springs, Springbank Hill — behave as a segment of their own, so compare them with each other rather than with citywide figures.
