Most condo buyers have never heard of post-tension cables — until a document review flags them, or a special assessment lands to repair them. If you're shopping older concrete buildings in Calgary, this is a topic worth ten minutes of your attention before you write an offer.
What Post-Tension Cables Are
Post-tension cables are high-strength steel cables embedded in concrete slabs during construction. After the concrete hardens, the cables are tensioned, placing the slab under compression. The result is a stronger, thinner slab that can span greater distances with less material — which is why the technique became common in concrete high-rises, parkades, and condo buildings. When designed, installed, and maintained properly, post-tensioned construction performs well. The concern isn't the technology; it's what happens when the cables deteriorate.
How and Why Cables Fail
Post-tension cable problems trace back to a few causes: corrosion — the big one, especially where moisture and road salt reach the cables through the slab, as in parkades — along with construction-era installation practices and inadequate protection of the cable ends. Some earlier generations of post-tensioned construction, including buildings from the 1970s and 1980s, used cable protection systems that haven't aged as well as modern ones, which is why building age is the first screening question.
When cables corrode and lose tension, the slab loses the compression it was designed around. Consequences range from cracking in floors, walls, and finishes, to load restrictions on parkade levels, to — in the worst cases — genuine structural safety concerns requiring immediate engineering intervention. A snapped cable can also release violently, which is why assessment and repair is specialist work, not general contracting.
Why This Matters to Your Wallet
In a condominium, the structure is common property — which means post-tension repairs are funded by all owners, through the reserve fund or, when the reserve falls short, through special assessments. Cable investigation and repair programs in concrete buildings are expensive, sometimes running to major per-unit costs, and they can stretch over years. Buildings mid-remediation can also be harder to finance and insure, which affects both your purchase and your future resale. You don't need to be an engineer to buy in a post-tensioned building — you need to know whether the corporation has assessed the issue and how the work is being paid for.
The Questions to Ask Before You Buy
This is precisely what a professional condo document review is for — and why we treat it as non-negotiable on every condo purchase. For an older concrete building, the review should answer:
- Is the building post-tensioned, and has an engineering assessment of the cables been done? How recently?
- What did the reserve fund study say about the slabs and parkade, and is the fund actually on track for the projected work?
- Do the board minutes mention cable testing, slab repairs, parkade restrictions, or consultants' reports?
- Have there been special assessments for structural work — or is one being discussed?
A building that has investigated its cables, completed repairs, and funded its reserve is often a safer purchase than a similar building that has never looked. Silence in the documents is not reassurance; it may just mean nobody has checked yet.
Red Flags on a Showing
Document review is the real test, but keep your eyes open in the building itself: significant cracking in the parkade slab or ceiling, rust staining on concrete, patched sections of slab, or posted load restrictions in the parkade all warrant follow-up questions.
