What Good Listing Marketingactually looks like

Most of what gets sold as marketing is decoration. A short list of things genuinely decides how your listing performs.

What actually moves a listing

  1. The price in week one. Nothing in a marketing package rescues a wrong opening number. The first two weeks are when your buyer pool is largest and most attentive.
  2. Photography, and the first image especially. Most buyers meet your home as a thumbnail. That single frame decides whether the other twenty-nine are ever seen.
  3. Accurate measurement to the Residential Measurement Standard. Get this wrong and you either understate the home or invite a dispute. It is not a marketing flourish; it is the number buyers filter on.
  4. The right community name in the feed. Filed under the wrong one, or under a district that is not an MLS® community, and a share of your buyers never see the listing at all.
  5. A floor plan. Cheap, and it answers the question photographs cannot — how the space actually connects.

What is mostly decoration

Not worthless, but rarely the reason a home sells: printed brochures, single-property websites, most drone footage on a standard suburban lot, and social posts to an audience that is not shopping in your price band. If a marketing plan leads with these and is quiet on price strategy and photography, that ordering tells you something.

Ask any agent to show you the first photograph they would use for your home and explain why. The answer separates a plan from a package.

What to ask before you sign

  • Who takes the photographs, and can I see three recent listings of theirs?
  • How will you measure the home, and will I get the floor plan?
  • What is the plan if we get no offers in fourteen days — specifically?
  • What community and property type will this be filed under in the system?
