Staging is a one-time job. Showing-ready is a daily one. The trick is a routine short enough that you will actually do it.
Most sellers get an hour or two of notice, sometimes less. Build one routine you can run without thinking.
Pets are best out of the house entirely. A crated dog changes how a buyer moves through a home — they hurry. Take the animal with you if you can, and if you cannot, tell your REALTOR® so it goes in the showing instructions.
The harder pet problem is smell, and you cannot smell your own home — ask someone blunt who does not live there. Litter boxes, food bowls and bedding get dealt with before every showing, not weekly.
With kids, pack the toys down to a fraction of what is out and give every room a lidded bin. Block nap and bedtime windows with your agent rather than fighting a showing request at the worst hour — agents work around a stated window, but not around a home that is hard to see at all.
A home that is difficult to show gets seen less, and homes seen less sell for less. Pick the two restrictions that genuinely matter and let the rest go.
